Position Overview
We are seeking an experienced Construction Manager with a strong background in ground-up commercial/warehouse construction to oversee projects from inception to completion. This role requires expertise in earthwork, foundation systems, and structural project management, ensuring high-quality construction while maintaining schedule and budget. The ideal candidate has a proven track record of successfully delivering self-storage or similar commercial projects, managing contractors, negotiating contracts, and ensuring compliance with industry standards.
Essential Responsibilities
- Lead the end-to-end construction process for self-storage facilities, from site preparation to final completion.
- Oversee earthwork, grading, excavation, foundation systems, and structural components, ensuring adherence to design specifications.
- Coordinate with architects, engineers, consultants, and subcontractors to ensure seamless project execution.
- Develop and maintain project schedules, budgets, and milestones to ensure timely and cost-effective delivery.
- Strong knowledge of construction means, methods, and planning to optimize efficiency and cost control.
- Manage multiple projects simultaneously, ensuring each meets quality, schedule, and budget goals.
- Lead contract negotiations with general contractors, subcontractors, and suppliers to secure favorable terms.
- Review, approve, and manage AIA Pay Applications, ensuring accuracy and compliance with contract terms.
- Develop and track construction budgets, ensuring projects remain on target.
- Perform bid solicitation (ITBs), bid leveling, and subcontractor selection for competitive pricing and scope accuracy.
- Conduct site evaluations, feasibility studies, and pre-construction planning.
- Manage earthwork operations, ensuring proper site preparation, drainage, and compaction.
- Oversee foundation work, concrete pours, and structural steel or pre-engineered metal building (PEMB) installations.
- Ensure all work complies with building codes, permits, and zoning regulations.
- Address RFIs in a timely manner to prevent project delays.
- Proactively identify and resolve construction issues, RFIs, and change orders.
- Select, negotiate, and manage general contractors, subcontractors, and suppliers.
- Conduct regular site inspections to monitor workmanship, quality control, and safety compliance.
- Review and approve progress payments, invoices, and contract changes.
- Ensure job sites meet OSHA safety standards and company policies.
- Enforce adherence to environmental regulations, stormwater management, and site safety protocols.
- Conduct risk assessments and develop mitigation strategies for construction challenges.
Qualifications
- Bachelor’s degree in construction management, Civil Engineering, or a related field (preferred).
- 5-10 years of experience in ground-up commercial or self-storage construction.
- Strong expertise in earthwork, grading, foundation systems, and structural components.
- Experience managing pre-engineered metal buildings (PEMB) is a plus.
- Proven ability to manage multiple projects simultaneously in various stages.
- Proficiency in construction scheduling software (Procore, MS Project, Primavera, or similar).
- Strong knowledge of building codes, permitting, and safety regulations.
- Excellent contract negotiation, communication, and problem-solving skills.
- Ability to level bids, manage ITBs, and conduct cost analysis for vendor selection.
