Summary: The Director of Acquisitions is a key leadership position responsible for driving the growth and strategic direction of the organization through the identification, evaluation, and acquisition of new properties or assets. This role involves extensive market research to uncover potential acquisition opportunities that align with the company’s objectives.

 

Duties and Responsibilities: including but not limited to 

  • Actively sources new opportunities through brokers and marketed listings, off-market through relationships directly to principals and understanding ownership structures to access key decision makers.
  • Analyze financial data, assess market trends, and evaluate investment risks to inform decision-making processes.
  • Develop and execute comprehensive acquisition strategies that maximize value for the organization.
  • Lead negotiations with sellers and various stakeholders, ensuring favorable terms and conditions for the company.
  • Coordinate the due diligence process, requiring close collaboration with internal teams such as finance, legal, and operations to assure all aspects of an acquisition are thoroughly vetted and aligned with organizational goals.
  • Create and maintain relationships with brokers, property owners, and other potential deal sources.
  • Utilizing relationships to obtain both on and off market multifamily, hospitality, and commercial acquisition opportunities.
  • Touring properties with deal sources and conducting direct market research.
  • Demonstrates understanding which equity groups would be a fit for potential acquisition opportunities and is prepared and able to pitch these opportunities to potential equity.
  • Underwriting and analyzing multifamily and commercial properties and making acquisition recommendations.
  • Maintaining a solid understanding of the specific market fundamentals that may impact the areas we are looking to acquire assets.
  • Providing support as needed throughout the acquisition and disposition cycle.
  • Communicate with those parties familiar with the asset and market (investment sales brokers, lenders, property managers, tax advisors, attorneys, appraisers, and other third-party service providers).
  • Participate in investment committee meetings.
  • Maintain detailed pipeline of potential new investments to be reviewed on a weekly basis.
  • Prepare investor memorandums for new acquisitions.

 

Job Requirements & Qualifications:

  • Bachelor's degree in business, finance, real estate, or economics.
  • A minimum of 5 years’ experience and/or training as a multifamily / commercial analyst or related experience in multi-family and commercial acquisitions.
  • Deep understanding of the real estate market, including zoning regulations, development trends and financial analysis 
  • Understanding of all commercial real estate sectors with a preference in Multi-Family, Hotels, mixed-use and vacant land. 
  • Proven experience in real estate acquisitions with successful record of deal closures. 
  • Strong analytical skills. 
  • Excellent written and verbal communication skills. 
  • Advanced skills with Microsoft Office including Microsoft Excel & PowerPoint.
  • Ability to prioritize and work independently. 
  • Strong analytical, communication and organizational skills.
  • Ability to effectively and efficiently present information and interface with company leadership. 
  • Leadership abilities to manage and mentor other team members. 
  • Proven ability to network and build strong relationships within the industry.
  • Willing and able to travel domestically.
  • Bilingual preferred (English / Spanish).
