Lease Renewal & Online Reputation Specialist Job Description
Job Summary: The Lease Renewal & Online Reputation Specialist is responsible for managing the lease renewal process for all rental agreements between residents and the management company, and for monitoring, analyzing and improving the online reputation of the Multifamily Department and Management Company. This includes assessing residents' financial eligibility, overseeing lease signing, acting as a liaison between residents and the management company, and shaping public perception through managing online reviews and maintaining a positive online presence.
Job Responsibilities: Including but not limited to
- Coordinate and manage the lease renewal process for all residents.
- Ensure timely notifications to residents regarding lease expirations.
- Engage with residents to understand their requirements for lease renewal.
- Assess residents' financial viability to determine their eligibility for lease renewal.
- Negotiate leasing terms and conditions and close deals.
- Act as a landlord for property owners and help them navigate the property market.
- Advertise available properties using various media and promotional materials.
- Confirm rental application data and personal references.
- Prepare and maintain accurate lease renewal documentation.
- Facilitate the signing of lease renewals with residents, ensuring all required documents are completed and executed accurately.
- Stay knowledgeable of the property market status.
- Ensure proper maintenance and inspect properties periodically.
- Provide exceptional customer service to residents, addressing their needs promptly and professionally.
- Monitor online mentions, reviews, and discussions related to our property management company and our properties.
- Analyze sentiment and trends in online content to identify areas for improvement and opportunities to enhance our reputation.
- Develop and implement strategies to improve our online reputation, including creating positive content, responding to reviews, and engaging with online communities.
- Manage and maintain online listings and profiles across relevant platforms, ensuring accuracy and consistency of information.
- Collaborate with marketing and communications teams to create compelling content that showcases our properties and services in a positive light.
- Respond promptly and professionally to online reviews and inquiries, addressing concerns and resolving issues to maintain customer satisfaction.
- Implement crisis management strategies to mitigate the impact of negative reviews or online reputation crises.
- Stay up to date with industry trends, best practices, and emerging technologies in online reputation management.
- Prepare regular reports and updates on our online reputation metrics and performance for stakeholders within the company.
Job Requirements & Qualifications:
- High school diploma or equivalent required.
- Associate or Bachelor’s degree preferred.
- Minimum 2 years leasing and/or on-site experience in a rental community.
- Proficiency with personal computers and MS Office, and Yardi.
- Excellent written and verbal communication skills.
- Outgoing personality and enjoyment in working with the general public.
- Ability to work in a fast-paced environment and maintain effective working relationships with contacted agencies, co-workers, and the management team.
- Must be able to work weekends and holidays when needed.
