What are the responsibilities and job description for the Maintenance Supervisor position at Prime Management LLC?
FUNCTION: Oversees and performs all routine and preventive maintenance in order to maintain the physical integrity of the community. Supervise maintenance personnel, and handle budget planning as it relates to the overall maintenance of the property.
REPORTS TO: Senior Property Manager/Property Manager
RESPONSIBILITIES: (Including, but not limited to)
MAINTENANCE/CUSTOMER SERVICE:
Institute and manage system for effectively handling resident service requests
Perform, delegate, oversee and inspect all maintenance tasks.
Ensure that all make ready repairs and services are completed correctly and on schedule. Correct situations within 24 hours when possible.
Develop specifications for ground maintenance, snow plowing and cleaning done by staff and/or outside contractors.
Organize maintenance areas, keeping inventory of equipment and supplies and company owned tools
Conduct regularly scheduled safety meetings with staff. Maintain safety standards. Maintain awareness of the physical condition of the property and immediately correct unsafe conditions
Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make ready status, work in progress, etc.
Attend weekly meetings with Regional Maintenance Manager
STAFF MANAGEMENT:
Hire, train, motivate, coach, develop, supervise, discipline and terminate staff in order to achieve the operational goals of the property.
BUDGET/COST CONTROL:
Handle budgeting, inventory and supply management
Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Reports all major repairs and requisitions to manager prior to any expenditure of funds.
Monitor and maintain effective internal control over purchasing and other operational activities in compliance with best practices, policy and guidelines.
PURCHASING/VENDOR RELATIONS:
Research, recommend and hire maintenance contractors and vendors, if necessary and oversee their work.

PHYSICAL REQUIREMENTS
Constant need (66% to 100% of the time) to be on feet.

Bend/Stoop/Squat: Perform routine maintenance/repairs, pick up tools and needed equipment.
Climb Stairs: Service requests, make-ready needs for 2 and higher apartments.
Push or Pull: Move equipment, appliances, open and close doors, etc.
Reach Above Shoulder: Perform routine maintenance/repairs, stock and remove equipment, parts, etc. .
Climb Ladders: Perform routine maintenance/repairs.
Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs.
Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs.
Writing: Inventory maintenance, requisition requests, required maintenance reports.
Lifting/Carrying (supplies, replacement parts, ladders, etc.):
Over 150 lbs: rare need (less than 1% of the time)
75 -150 lbs: Occasional need (1% to 33% of the time)
25 to 75 lbs: Frequent need (33% to 66% of the time)
1 to 25 lbs: Constant need: (66% to 100% of the time)
QUALIFICATIONS:
Previous experience that includes plumbing, electrical, HVAC, carpentry and locksmithing and staff supervision. Residential property management experience preferred.
Ability to develop rapport with residents and staff.
Problem solving skills.
Organizational skills
Ability to meet deadlines
Written and verbal communication skills.
Should have general computer skills
Must be available on an as-needed basis for after hours, on-call emergency services.
HOURS: Monday – Friday 8:30 – 5:00
On-call as needed
LOCATION: Property Site(s) as assigned
Pay range is $22-$24 per hour.
