Job description
Prime Vacations is a vacation rental management company with properties in Sarasota mostly on Siesta Key and Lido Key looking for a Maintenance Technician to perform maintenance on our properties. A desirable candidate would be a self-starter who is dedicated to improving the quality of the home and ensuring guest satisfaction. There will be interaction with Guests, Vendors, Property Managers and other staff members so professionalism and customer service is a key component for this job.
Essential Functions:
- Responsible for the proper maintenance of homes, condo units, and office locations.
- Resolution of guest concerns regarding issues they reported.
Problems and Challenges of Position:
- Must work conscientiously and efficiently to ensure duties are completed in a timely manner.
- Ability to work on weekdays, weekends and holidays.
- Must have a Valid Driver’s License.
- Must have clean driving record.
Decision Making Latitude:
- Work following established guidelines and procedures.
- Know when to communicate problems to Manager.
- Be able to work independently, following up and properly communicating with management and other staff members are essential.

Educational and/or Experience Requirements:
- High school graduate or equivalent desired.
- Basic knowledge in the areas of electric, plumbing and HVAC operations and maintenance.
- Ability to work with basic hand tools (supplied by the company) to make repairs as needed.
Preferred Certificates, Licenses, Registrations
- HVAC certifications
- CPO certifications
- Plumbing and Irrigation Certifications
- Handyman license
Language Skills:
- Ability to understand directions given.
- Excellent communication skills and a positive attitude.
- Ability to communicate verbal and written communications in English. Bi-Lingual preferred.
Essential Duties and Responsibilities:
Specific Job Duties
- Responds to guest reports of problems and issues in a prompt and professional manner by diagnosing the problem and repairing or arranging for the repair of the problem.
- Keeps equipment operational, systems and building ready for use by completing regular preventative maintenance according to schedule, maintaining maintenance records, following policies and procedures, completing repairs and installing replacement parts and reporting needed changes.
- Maintains building accessibility and appearance by picking up litter and removing trash.
- Completes special requests by hauling files, boxes, and moving furniture with a hand cart or assistance from a co-worker. When setting up furnishings safely, follow manufacturer’s operating and care guidelines, completing repairs and installing replacement parts.
- Maintains building climate by trouble=shooting HVAC equipment.
- Maintains lighting by installing light bulbs and ballasts, repairing basic electrical wiring and fixtures.
- Updates job knowledge by participating in educational opportunities and reading technical publications.
