We are looking for a experiencedProperty Manager to join our team, you will be reporting to CEO directly. You must be a driven, coach-able, ambitious, self motivated individual who enjoys working in a fast-paced environment and is committed to providing a high level of customer service. The Property Manager will be responsible for hands on managing property management duties including operations of the properties under management, as well as mentoring and training of the other junior property managers if necessary.
Responsibilities: The essential functions include, but are not limited to the following:
- Establish proper procedures for better efficiency of the property management.
- Continue education and stay informed on the new updates of policies and regulations
- consistently looking for innovative ways to improve efficiency and profitability.
- Create training manual and conduct on-going training with property managers.
- Manage and mentor property management staffs.
- Manage and expand the current portfolio both long term and short term (airbnb)
- Track all property information, including tenants, vacancies, rent statements, disbursements, and facility management.
- Ensure tenant files are maintained in accordance with Compliance and Property Management policies and regulations.
- Budgeting and financial planning include capital reserves.
- Prepare monthly and annual reports to upper management and owners/investors.
Other property manager tasks:
- Maintain work orders and posting in Appfolio and general maintenance coordination.
- Prepare late notices and notices to pay rent for tenants
- Collect rents, CAM charges and other fees and post notices to tenants.
- Manage legal proceedings.
- Showing available units.
- Maintain general office and tenant files.
- Conduct regular inspections on all properties under management.
- Assist tenants when requested.
- Prepare and negotiate lease agreement contracts with tenants.
- Conduct move outs when necessary and preparing dispositions in a timely manner.
- Respond to all tenant complaints and maintenance requests in a timely and professional manner.
Minimum Qualifications (Knowledge, Skills, and Abilities)
- Minimum of a Bachelor’s Degree in Business, Real Estate, finance or relevant field
- Minimum of 5 years of property management experience required
- Understanding and comprehension of budgeting
- Working knowledge of property management software. (App-Folio software preferred but not required)
- Ability to travel to multiple locations
- Basic knowledge of Real Estate legal related documents such as contract etc.
- Ability to work autonomously and collaboratively.
- Well-organized with a customer-oriented approach
- Tech Savvy.
- Exquisite communication and people skills
