The ideal candidate will have a strong work ethic and a can-do attitude. This position is for a working Maintenance Supervisor who must possess strong organizational skills, have a customer service oriented focus and be hands on in all aspects of the property maintenance. Resident satisfaction is our priority.
Under the direction of the Property Manager, the Maintenance Supervisor will be involved in all aspects of the maintenance including mechanical, electrical, plumbing, carpentry and HVAC, unit turns, repairs, inspection related needs and all routine and preventative maintenance in order to maintain the physical integrity of the property and grounds.
The successful candidate will have experience in property management overseeing a maintenance team and must be able to work well both independently and under pressure. We are looking for a candidate that is well organized and is resident retention/customer satisfaction driven.
Requirements include:
- A minimum of 5 years of apartment maintenance experience
- Strong apartment-home maintenance skills including plumbing, electrical, carpentry, and HVAC - Strong diagnostic and repair skills
- Effectively prioritize and schedule service requests within 24 hours wherever possible
- Ensure all make-readies are completed correctly and on schedule.
- Organize maintenance shop, keeping inventory of equipment and supplies
- Maintain accurate records regarding preventative maintenance, service requests, expenditures, apartment turn status and work in progress.
- Conduct regularly scheduled maintenance and safety meetings with staff.
- Train, motivate, coach, develop, supervise, discipline maintenance staff in order to achieve the operation goals of the property.
- Scheduling, oversee and approve all vendor work.
- Must have and maintain a valid Driver’s License, and have reliable transportation.
- Must have own tools.
- The ability to lift a minimum of 50 lbs.
- The ability to perform all of the physical requirements of the job including bending, stooping, walking, reaching, kneeling, lifting, climbing and standing for varied periods.
- Ability to adapt and learn as required and a TEAM ATTITUDE is a must.
- Must be available for emergency on-call after hours and weekends, so living in close proximity to the property is preferred.
- Must successfully pass our pre-employment background screening.
Salary is commensurate with experience. PLUS quarterly bonus compensation.
