What are the responsibilities and job description for the Portfolio Analyst II, Real Estate position at Principal Financial Group?
We’re looking for a Portfolio Analyst II to join a dedicated portfolio management team focused on real estate operating companies (REOCs). In this role, you’ll provide analytical, reporting, and other support within a real estate investment team!
Responsibilities include investment and capital deployment review, sensitivity and variance analysis of annual operating budgets and business plans, asset and company valuation models, portfolio diversification measures, performance returns and attribution, client service and reporting, and performing other asset/portfolio/enterprise level analysis.
- Portfolio Analysis: Develop extensive knowledge of the real estate operating company portfolio and provide analytical support regarding business plans and investment strategies including portfolio performance, diversification measures, sensitivity analysis, variance analysis, ESG initiatives and other relevant financial analysis including enterprise level financial analysis of existing real estate operating companies, including entity earnings/profitability/growth projections. In addition, the role will be closely involved in financial analysis at the property level, with emphasis on the REOCs’ real estate portfolios.
- Information Management and Reporting: Ensure a coordinated flow of quality information reaches portfolio managers, consultants, partners, and clients. Assist in the reporting of economic and statistical portfolio reports as required by clients. Provide quality control of portfolio management information to the client and manage the information flow from the operating companies to the client.
- Portfolio Research: Conduct ongoing and special project research. This includes but is not limited to in-depth reviews and analysis of the portfolio, acquisition and disposition candidates, the real estate investment environment, and emerging macro trends in real estate supply and demand.
- Market knowledge: Continue to develop understanding of debt and equity real estate markets, real estate operating companies, and portfolio dynamics.

Who You Are
- Bachelor's degree in finance, economics, real estate, accounting, business, mathematics, statistics, data science or related field
- 2 years of analytical experience. Will consider candidates with less experience who have worked as an analyst or completed an internship in Commercial Real Estate.
- Working knowledge of commercial real estate modeling techniques including ARGUS and Excel based approaches

Salary Range Information
Salary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.
Salary Range (Non-Exempt expressed as hourly; Exempt expressed as yearly)
$86450 - $116850 / year
Time Off Program
Flexible Time Off (FTO) is provided to salaried (exempt) employees and provides the opportunity to take time away from the office with pay for vacation, personal or short-term illness. Employees don’t accrue a bank of time off under FTO and there is no set number of days provided.
