  • Dependable – You take ownership of the property you help build. Both the challenges and the triumphs are “yours.” The prospects from many different communities know you will be there, and they can rely on your kindness and knowledge to guide them in finding a new home.
  • A Great Communicator – It is wise to have problems that need solving on multiple people’s radars, so it is not a burden for you to respond to inquiries from tenants, new prospects, and the corporate office. Not only are you reachable and keep people in the loop, but you are intuitive enough to know when a problem is within your scope to solve and when it should be passed on. You can convey a precise message with clarity and respect regardless of the situation, which will minimize disputes and conflicts among all the parties you connect.

Seeing every maintenance request completed makes you smile, and seeing ledgers that show higher revenue from last year makes you do a little happy dance. RESPONSIBILITIES (Identification of Major Areas of Responsibility, Not All Inclusive)

 

Customer Service:

  • Maintain a professional image and attitude in keeping the objectives of Prism Real Estate Services (PRES) and residents’ welfare.
  • Open the model and office daily before the office is scheduled to open.
  • Stand and greet all guests immediately upon arrival.
  • Maintain courteous communication with residents, applicants, and representatives of other companies.
  • Answer all incoming calls pleasantly and professionally.
  • Assist prospects over the phone.
  • Complete new move-in callbacks weekly to ensure the previous week's move-ins are satisfied.

 

Leasing:

  • Log all prospect's calls.
  • Follow up on pending applicants on a daily basis.
  • Show vacant apartments utilizing professional marketing procedures.
  • Check references and other information on resident applications through PRES-approved credit & criminal investigative service.
  • Prepare move-in files ready for scheduled move-ins.
  • Guest card follow-up on a daily basis.
  • Walk all move-ins and ensure the apartment meets PRES standards and is ready for the new resident.
  • Maintain a supply of pre-assembled rental packets and move-in files.
  • Maintain a closing ratio of 40% or higher.
  • Maintain satisfactory scores on all mystery shopping reports.
  • File all leasing paperwork as it is generated.

 

Marketing:

  • Update locators on current specials and pricing weekly.
  • Outside marketing efforts: Visit local businesses and colleges on a weekly basis.
  • Maintain and update social media and online advertising accounts daily.
  • Complete work order callbacks daily.
  • Attend and participate in resident functions.
  • Complete market survey monthly.
  • Complete marketing strategies as provided by the property manager.

 

PHYSICAL REQUIREMENTS

  • Must be able to lift 25 pounds, bend, stand, and sit for long periods of time, as well as climb up and down a full flight of stairs in excess of 6 times a day.
  • Must be able to see, hear, speak, listen, and perform duties as instructed.
  • Must be fluent in English. Spanish is a plus but not required.

 

EDUCATION

  • Must have a High School Diploma or equivalent.
  • A bachelor’s degree in management, business administration, social science area or closely related fields is preferred but not required.

 

EXPERIENCE

  • Previous experience as a leasing professional is highly preferred.

 

SKILLS

  • Knowledge of Prism policies and procedures, particularly as they pertain to property management.
  • Knowledge of Department of Housing and Urban Development ("HUD") rules and regulations that apply to property management.
  • Knowledge of Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, and local and state building codes.
  • Knowledge of basic office practices, procedures, and equipment.
  • Knowledge of the operation of the Prism computer system and software.
  • Knowledge of the agencies that provide assistance and services to residents, including some knowledge of eligibility requirements.
  • Knowledge of basic office practices, procedures, and equipment.
  • Ability to multi-task on a daily basis and must have good customer service skills.
  • Ability to secure and handle payments and to be accountable for payments received.
  • Ability to function in a fast-paced environment.
  • Respond to and overcome closing objectives.
  • Ability to use independent judgment and maintain confidentiality.
  • Strong computer/internet/technical skills required.
  • Ability to learn computer software such as Excel, Onesite, Word, etc.

 

QUALIFICATIONS

  • Valid driver's license and up-to-date vehicle insurance.
  • Use of personal automobile for local job-related travel and pick-up.
  • Neat, clean, and appropriate appearance.
  • Meet Prism Criminal Background & Credit Check prior to employment.
  • Successful completion of EasyLMS Training Program upon employment.
