Senior Building Engineer

The Senior Property Engineer plays a critical role in maintaining and repairing building systems to ensure safe, efficient, and proper operation. This is an active hands-on position, not a desk job, requiring a team player with a positive attitude, strong work ethic, and excellent technical skills. The ideal candidate will take a proactive approach to maintenance tasks, provide technical assistance to coworkers, and demonstrate leadership in team projects.
Essential Functions and Responsibilities:
- Complies with all applicable codes, regulations, and company directives related to building operations and work safety.
- Works in a constant state of alertness and follows safety protocols.
- Acts as a role model for shift operations, completing work orders efficiently and assisting coworkers as needed.
- Coordinates with subcontractors when required.
- Performs preventive and operational maintenance programs with a hands-on approach.
- Electrical: Troubleshoots electrical systems, circuits, and components; replaces outlets, switches, lighting ballasts, and more.
- HVAC: Diagnoses and maintains HVAC systems and Central Plant operations, including building automation systems (BAS). Responds to HVAC calls and maintains mechanical equipment.
- Life Safety: Maintains and manages life safety systems, responding to alarms and conducting inspections.
- General Maintenance: Reads mechanical drawings, repairs doors and hardware, and maintains security systems.
- Maintains tools and equipment and orders necessary materials.
- Provides input on engineering budgets and capital improvements.
- Updates job knowledge through training, professional development, and industry networking.
Requirements:
- Hands-on experience with tools and heavy equipment, including chillers, generators, pumps, and air handling units.
- Strong work ethic and ability to work independently or in a team.
- Excellent customer service, time management, and organizational skills.
- Proficiency in basic computer tasks, including email and spreadsheets.
- Strong written and verbal communication skills.
- Availability for after-hours and weekend assignments or emergency calls.
- Valid driver’s license required.
Education and Work Experience:
- High school diploma or equivalent.
- Minimum 10 years’ experience in building operation/maintenance.
- Universal CFC certification required.
- Systems Maintenance Technician (SMT) and/or Systems Maintenance Administrator (SMA) designations preferred.
- Maintenance Electrician License preferred.
- City of Houston Stationary Engineer License (any level) preferred.
Salary : $80,000 - $90,000
