Acquisition Analyst

Position Overview:

The Acquisitions Analyst will play a key role in evaluating and executing multifamily acquisitions and refinancing transactions. This individual will collaborate closely with internal teams, including Acquisitions, Legal, Asset Management, and Maintenance, to ensure seamless transaction processes. Additionally, the Analyst will coordinate with external stakeholders such as lenders, brokers, appraisers, and environmental assessors to facilitate successful deal execution.

Qualifications:

• Bachelor’s degree in finance, real estate, business, or a related field.
• 2-3 years of experience in real estate acquisitions, financial analysis, or related roles.
• Proficiency in financial modeling and analysis, including experience with Excel.
• Strong analytical skills with attention to detail and accuracy.
• Knowledge of and/or experience with Yardi is a plus.
• Understanding of financial concepts such as IRR, YOC, NPV, Cap Rates, etc.
• Excellent written and verbal communication skills, with the ability to present complex information clearly.
• Ability to understand and analyze financial reports such as T12, AR, rent roll, etc.
• Experience with communicating brokers, third party providers, and external stakeholders.
• Ability to work independently and collaboratively in a fast-paced environment.
• Knowledge of the multifamily real estate market is a plus.

Working Conditions:

Office environment with occasional travel to property locations as needed. Capable of managing multiple priorities and ability to work under tight deadlines.

Key Responsibilities

Financial and Market Analysis:

·      Perform comprehensive financial analysis and modeling for potential acquisitions and refinancing opportunities.

·      Compile, review, and analyze due diligence documents, including environmental reports, property condition assessments, financial reports, and lease documents.

·      Research and analyze relevant financial, market, and demographic data to evaluate the viability of acquisition opportunities.

·      Monitor and analyze market trends, competitive properties, and economic indicators to identify new investment opportunities.

·      Prepare and present executive summaries to the CEO.

Project Execution:

·      Coordinate and complete all necessary applications, financing packages, and documentation required for securing debt financing.

·      Collaborate with internal teams to facilitate smooth transaction processes.

·      Coordinate with external parties, including lenders, brokers, appraisers, and environmental assessors, to ensure timely completion of evaluations.

·      Perform additional tasks as assigned by the Executive Team and Sr. Acquisitions Analyst.

Additional Duties:

• Perform other related duties as assigned.
• Driving continuous improvement through enhanced standardization of processes and practices.
