I. POSITION SUMMARY:
The Leasing Consultant at Vanderbilt Townhomes is responsible for all activities related to leasing our two- and three-bedroom townhomes in Mount Morris, Michigan. This role involves engaging directly with prospective and current residents to maintain maximum occupancy. Key responsibilities include generating and managing leads, leasing townhomes, qualifying applicants, preparing lease documents, and completing move-in procedures in compliance with applicable laws and company policies.
Additionally, the Leasing Consultant will support ongoing resident relations, providing excellent customer service throughout each tenancy. This position does not have supervisory responsibilities. The ideal candidate will be able to multitask in a fast-paced environment and demonstrate exceptional communication and organizational skills.
II. RESPONSIBILITIES/DAILY EXPECTATIONS:
- Manage all aspects of the townhome leasing process.
- Conduct property tours for prospective residents.
- Maintain a closing percentage of at least 50%.
- Follow up with all leads and applicants through the leasing process.
- Process rental applications for Manager review and approval, communicating updates to applicants.
- Accurately record all leasing activities in the property management system.
- Prepare lease and renewal documents, conduct lease signings, and assist with move-in orientations.
- Stay informed about the local rental market and competition, completing quarterly market surveys and competitor evaluations.
- Send weekly email updates to residents and prospects.
- Enter and communicate maintenance requests, ensuring timely follow-up.
- Respond to resident inquiries regarding work orders, rent, and community policies.
- Inspect the community, vacant units, and model homes regularly, reporting any concerns to management.
- Communicate professionally and consistently with residents, prospects, and team members.
- Plan and attend resident events and community engagement activities.
- Perform outreach marketing to local businesses and employers.
- Attend job-specific training and company meetings.
- Assist with additional projects and responsibilities as assigned by management.
III. PHYSICAL DEMANDS:
This role is periodically sedentary but requires mobility for property tours and inspections. The position involves extended periods of sitting, walking, and standing, with occasional bending, crouching, and lifting (up to 25 lbs). Regular use of a computer and phone is required. The Leasing Consultant may also need to drive within the community property.
IV. POSITION QUALIFICATIONS:
- 1 years of experience in customer service or sales (leasing experience preferred).
- High school diploma or equivalent (college education preferred).
- Industry certifications/designations (preferred).
- Strong attention to detail and organizational skills.
- Excellent sales and customer service abilities.
- Proficiency in Microsoft Office (Word, Excel, Outlook).
- Experience with Yardi or other property management software (preferred).
- Professional appearance and demeanor.
- Basic math and administrative skills.
- Ability to work independently and collaboratively in a team environment.
- Reliable attendance and punctuality.
- Strong verbal and written communication skills.

V. WORKING CONDITIONS:
The Leasing Consultant will primarily work in an office setting but will regularly conduct property tours and inspections outdoors. Minimal exposure to hazards, but occasional overtime or schedule adjustments may be necessary. Some travel may be required for training, outreach, or assisting other communities.

Pay: $16.00 - $17.00 per hour
Expected hours: 20 – 30 per week
