I. Position Summary:
This position supports the Maintenance Supervisor by performing routine and preventative maintenance to uphold the physical integrity of our cooperative housing community. You will prepare individual units for occupancy and make necessary repairs to occupied units, adhering to the community's standards and applicable laws. Rotational on-call duties are required, so reliable transportation is essential. The ideal candidate will work effectively both independently and under supervision, with a strong focus on customer service. Proficiency in multiple trades—including HVAC, electrical, plumbing, carpentry, drywall, exterior structural work, and appliance repair—is necessary. This position does not involve supervisory responsibilities but may include assisting with the training of entry-level maintenance personnel.
II. Responsibilities/Daily Expectations:
- Remove trash and debris from grounds and maintain dumpster areas; manage landscaping as needed.
- Advise the Maintenance Supervisor of any maintenance or liability issues throughout the community.
- Remove snow from walkways and apply salt to sidewalks and building entries as needed.
- Evaluate, troubleshoot, and complete repairs related to drywall, appliances, HVAC, plumbing, and electrical systems. Seek approval from the Maintenance Supervisor for major repairs or replacements.
- Address service requests promptly and ensure work meets high-quality standards and legal requirements.
- Complete tasks to prepare units for new occupants, ensuring all make-ready repairs and services are done correctly and on schedule.
- Maintain accurate records of preventative maintenance, service requests, expenditures, unit make-ready status, and ongoing work.
- Conduct thorough maintenance inspections and keep accurate logs.
- Maintain tools and equipment in good working condition.
- Assist in monitoring and controlling maintenance inventory and supplies.
- Follow all safety policies and procedures.
- Participate in the emergency on-call rotation.
- Support the training and mentoring of entry-level maintenance technicians.
- Understand and follow all operating procedures.
- Assist with setup for member functions and activities.
- Attend training classes as needed.
III. Position Qualifications:
- 2 years of general maintenance experience, with at least 2 years in a multi-family, industrial, or institutional work order environment.
- High school diploma or equivalent; college-level or trade school education is strongly preferred.
- Valid driver’s license recommended.
- Reliable transportation is a must.
- Familiarity with community policies and procedures.
- Excellent written and verbal communication skills.
- Experience with YARDI is preferred.
- Superior knowledge of Fair Housing regulations.
- Experience with power and hand tools.
- EPA certification preferred.
- Hands-on HVAC experience required.
- CPR/First Aid certification preferred.
- Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, major appliances, pool and spa equipment, and other community systems.
- Ability to read and understand maintenance work orders.
- Ability to handle multiple tasks in a fast-paced environment and adapt to changing assignments and priorities.
- Basic math and computer skills; must be able to create and complete work orders using a mobile device.
- Attention to detail and dexterity.
- Reliable attendance and the ability to respond to after-hour member emergencies.
- Ability to perform snow removal duties during and outside of normal work hours.
Job Type: Full-time
Pay: From $18.00 per hour
