Job Summary :
The Maintenance Director is responsible for overseeing the daily operations of the maintenance department in a skilled nursing facility. This includes managing the facility’s maintenance staff, ensuring compliance with safety regulations, maintaining a safe and comfortable environment for residents, and ensuring that all systems, equipment, and facilities are functioning properly.
Key Responsibilities :
Supervision and Management :
Supervise and lead a team of maintenance workers, including hiring, training, scheduling, and performance evaluations.
- Assign tasks and ensure that all maintenance staff adhere to facility policies and procedures.
- Monitor work performance and ensure that maintenance staff provide high-quality service and meet timelines.
Facility Maintenance :
Oversee the repair, maintenance, and cleanliness of the building, equipment, grounds, and vehicles.
Ensure all heating, ventilation, air conditioning (HVAC) systems, plumbing, electrical, and other systems are functioning correctly.Perform regular inspections of the facility’s infrastructure to identify areas needing repair or upgrades.Coordinate with external contractors for specialized repairs or services when necessary.Safety and Compliance :
Ensure compliance with all local, state, and federal regulations, including OSHA and fire safety codes, by maintaining records and conducting regular inspections.
Oversee the facility’s safety programs, including emergency preparedness, fire drills, and disaster recovery plans.Ensure that all maintenance procedures are in accordance with facility policies and industry standards to ensure the safety and well-being of residents and staff.Budgeting and Inventory :
Develop and manage the department's maintenance budget, ensuring cost-effective practices while maintaining high-quality service.
Maintain an inventory of tools, equipment, and supplies, ordering replacements as needed.Track and report on expenses, providing detailed reports to the Executive Director as required.Collaboration and Communication :
Work closely with other departments, including nursing and administration, to ensure facility operations run smoothly.
Communicate with residents and their families regarding any maintenance-related issues affecting their comfort or safety.Respond promptly to requests for maintenance services and resolve issues in a timely manner.Emergency and Preventive Maintenance :
Develop and implement preventive maintenance schedules for all systems and equipment to reduce the risk of breakdowns and ensure longevity.
Be available for on-call emergency situations, including evenings and weekends, to address urgent facility needs.Qualifications :
High school diploma or equivalent; associate degree or technical certification in building maintenance or related field preferred.Minimum of 5 years of experience in facility maintenance, with at least 2 years in a supervisory role, preferably in a healthcare or senior care setting.Knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.Familiarity with relevant safety regulations, codes, and best practices (e.g., OSHA, Life Safety Code, and fire safety regulations).Strong leadership, organizational, and communication skills.Ability to manage multiple tasks and prioritize effectively.Proficiency in Microsoft Office Suite and maintenance management software (e.g., CMMS).Ability to lift and carry up to 50 lbs., climb ladders, and perform manual labor as needed.Additional Skills and Abilities :
