Requirements:
- High school education or equivalent experience
- Expanded knowledge and experience, coupled with diagnostic and repair skills, for each of the following trades: Appliance Repair, Carpentry, HVAC, Electrical, Plumbing, and Painting
- Minimum of one (1) year of experience supervising teams of comparable size with a background in interviewing, training, supervision and performance evaluation
- Professional demeanor and solid interpersonal skills
- Ability to handle emergency and pressure sensitive situations
- Basic proficiency in computer technology including Word, Excel, and Outlook with the ability to learn and use other programs as needed
- Ability to read and comprehend documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Excellent written and verbal communication skills
- Valid Driver’s License with acceptable driving record and criminal background check
- Access to dedicated and reliable transportation
- Able and willing to work flexible hours and participate in the on-call rotation
- Must provide basic hand tools
- Able to prioritize and schedule work assignments according to property needs while ensuring an outstanding level of customer service
- Ability to work with confidential information
- EPA 608 Certification Type I and Type II (preferred)
- Able to perform the essential physical qualifications (listed below)
Responsibilities:
- Supervise, direct, train, and evaluate maintenance staff including evaluations, corrective actions, hiring and firing
- Create and implement on-call schedules, ensuring adequate training and instruction is provided
- Coordinate employee time off requests with property management
- Coordinate and schedule appropriate safety and skills training for maintenance employees, ensuring that all safety standards and practices associated with maintenance operations are being followed.
- Assist with troubleshooting problems that are beyond the maintenance team’s ability
- Coordinate, schedule and prepare vacant apartments for move-in
- Review and track progress of service requests; ensuring all appropriate documentation is present on completed work orders
- Create, implement and monitor completion of preventive maintenance schedule
- Serve as company representative with all Maintenance contractors and vendors, from requesting proposals to ensuring the quality of a completed project
- Participate in the care, maintenance and inventory of all equipment company owned property
- Contribute to the organization and inventory control of the Maintenance Shop and other storage areas, with emphasis on safety concerns and unit keys
- Monitor inventory and purchases of maintenance supplies and coordinate the pickup and delivery of supplies
- Authorize maintenance expenditures, minimizing expenses whenever possible
- Oversee and assist with managing property emergencies such as snow emergencies, fires, and floods
- Identify and correct hazardous conditions throughout the property
- Conduct apartment and property inspections as needed
- Present and enforce all company policies, rules and regulations
- Inspect property for cleanliness, trash removal, abandoned vehicles etc. and report suspected lease violations to Property Manager
- Effectively communicate with residents, vendors and other employees in a professional and courteous manner.
- Ensure the proper operation of all company vehicles, scheduling preventative and other maintenance as needed
- Communicate with Property Manager on a daily basis, reviewing all incomplete work and associated resolutions and timeframes
- Wear appropriate safety equipment as tasks dictate
- Assist other team members and complete other projects and duties as assigned

- Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception
- Ability to work long hours in inclement weather and emergency situations such as snow removal, excessive heat, storms, etc.
- Work in awkward, confining or uncomfortable positions
Authority:
- Recommend changes to the position and job duties which will improve efficiency and safety
- Hire and terminate employees under direct supervision with approval of the Director of Property Maintenance and Regional Maintenance Supervisor
Relationships:
- Reports to the Director of Property Management
- Takes direction from the Assistant Director of Property Management & Director of Property Management
