What are the responsibilities and job description for the Assistant Property Manager position at Property Managment Company?
San Gabriel Valley property management company seeks Assistant Property Manager. Bi-lingual in Spanish is mandatory. Hands-on management of each property is a must in combination with executing selected tasks delegated by the Property Manager, Operations Supervisor, & company Executives.
- Completing a three (3) bid process for capital improvement work
- Correspond and follow up on any city & county citation
- Diagnosing maintenance issues and scheduling in-house maintenance and outside company approved vendors for jobs with residents
- Promptly respond and resolve all customer and vendor issues
- Process security deposit depositions
- Serving notices such as 3-Day to Pay or Quit or 3-Day to Cure or Quit, and rent increases
- Maintaining attractive curb appeal on all properties up to company standards
- Performing move-out walkthrough of units and initiating turnovers repairs
- Ensure vacancies are ready for marketing
- Review of vendor invoices and send out for processing
- Accounting department & front office reception support
- Excellent communication & customer service
- Friendly and professional demeanor and appearance
- Strong problem solving
- Protect and promote Company culture and morale
- Must have valid Driver’s License & clean driving record
- Knowledge of tenant and eviction laws plus
- Knowledge for Fair Housing laws plus
- Knowledge of rent control and Section 8 plus
- Knowledge of AppFolio plus
- Real Estate License a plus
- Excellent PC & Internet skills are a must. Please list your program experience (i.e. Microsoft Office Suite, AppFolio, etc).
Successful management of your time is mandatory. A person who is a self-starter and likes working under a proven structure of management will excel in this environment. A combination of creative thinking and an outgoing personality are a plus.
This is a full time 40 hour/week hourly paid position. Real Estate License not required but we will help you obtain your license after 3 months of employment.
