We are looking for an energetic Groundskeeper to keep our institution's grounds functionally and aesthetically sound. The Groundskeeper will maintain lawns, trees, shrubs, flowers, stair paths, retaining walls and turf. The Groundskeeper will employ insecticides, chemical sprays, fertilizers and mulches to optimize condition of greenery. You will keep grounds free from trash, litter, debris, weeds, plant diseases and harmful insects. You will maintain equipment and supplies, and order as needed.
To be successful in this role you need to ensure grounds are pleasant—both visually and operatively—at all times, while maintaining equipment. Top candidates are hard-working, meticulous and patient.
Groundskeeper Responsibilities:
- Maintaining site beautification through effective landscaping methods.
- Maintaining lawns, trees, shrubs, flowers, turf and irrigation.
- Fertilizing lawn, trees, flowers and shrubs, and spreading mulch.
- Trimming trees, hedges and shrubs, and preventing and eliminating weeds.
- Operating and maintaining hand tools, such as loppers, saws and shovels efficiently.
- Operating and maintaining trucks and power tools.
- Utilizing insecticides, fertilizers and chemical sprays to treat diseases.
- Keeping grounds free from trash, litter and debris, and emptying trash receptacles.
- Conducting basic irrigation audit and performing basic irrigation repairs.
- Maintaining a clean pool and pool area.
Groundskeeper Requirements:
- High school diploma, GED, or suitable equivalent.
- 1 year groundskeeping or related experience.
- Valid driver’s license.
- Proficient in using manual and power tools safely.
- Ability to follow instructions.
- Available to work overtime.
- Proficient with sending emails.
- Physically agile and dexterous.
Porter Job Responsibilities:
Maintenance
- Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
- Remove trash from office areas and apartment community perimeter on a daily basis.
- Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
- Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner.
- Assist in the cleaning of available apartments and or models.
- Assist maintenance team with snow removal (If applicable).
- Assist in the troubleshoot/repair of mechanical, carpentry and electrical problems.
- Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.
Leasing
- Meticulously maintains curb appeal.
- Assist management team with other various tasks required.
Administrative
- Uphold all company policies, goals and values.
Resident Relations
- Represent the community in a professional manner at all times-on/off property.
- Deliver communication documentation to residents.
- Contribute to resident retention programs.
Safety
- Ensures that unsafe conditions are corrected in a timely manner.
- Learns and ensures compliance with all company, local, state and federal safety rules.
- Immediately report all unsafe conditions.
Essential Job Functions
- Fair Housing certification.
- Neat, clean and professional at all times throughout the workday and/or whenever present at the community.
- Operate vehicle and drivers license required according to community needs.
- Successfully pass a drug test.
- Demonstrate ability to perform tasks described above without seeking outside contractor assistance.
- Demonstrate strong communication skills for communicating with residents, co-workers, and senior management.
- Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community.
- Comply with expectations as demonstrated in the employee handbook.
