Job Overview:
We are seeking an organized and hands-on Property Manager/Resident Manager to perform and coordinate day-to-day property maintenance, leasing activities, and serve as the primary point of contact for tenants. This role requires a blend of customer service, problem-solving, and practical skills to ensure our properties are well-maintained and our tenants are satisfied. On-site housing options are available.
Key Responsibilities:
- Perform and coordinate day-to-day maintenance and tenant correspondence by responding promptly to tenant maintenance requests and follow-up to ensure satisfaction.
- Act as the main point of contact for tenants, addressing inquiries, concerns, and requests in a timely and professional manner.
- Manage relations and coordination with external vendors and contractors for specialized services, ensuring quality and cost-effectiveness.
- Lease, market and advertise available units to prospective tenants on-site and online platforms, signage, and other channels.
- Conduct property tours and lease showings
- Coordinate move-in and move-out processes, including inspections and documentation.
- Collect rent payments, issue late notices when necessary, and maintain accurate payment records with bookkeeping team.
- Mediate and resolve tenant disputes or communicate and consult regarding issues to ownership as needed.
- Maintain detailed records of property activities, including leases, maintenance logs, and tenant communications.
- Conduct regular property inspections to identify and fix maintenance needs and cleanliness levels and ensure compliance with safety standards.
- Ensure compliance and understanding of local housing laws, regulations, and company policies.
Qualifications:
- High school diploma or equivalent; additional education or certification in property management is a plus.
- 2 years of experience in property management and maintenance, real estate, or a related field.
- Experience negotiating leases and managing tenant relations.
- Strong knowledge of property maintenance (e.g., plumbing, electrical, general repairs) and the ability to perform hands-on tasks.
- Communication: Excellent verbal and written communication skills in English.
- Proficiency with Microsoft Office (Word, Excel) and property management software (e.g., AppFolio, Yardi, or similar).
- Competency in, or strong understanding of landlord-tenant laws and regulations.
- Valid driver’s license, insurance and reliable transportation for property visits
- Ability to commute or live on-site
