Job Summary:
We are looking for a highly motivated Leasing & Social Media Specialist who excels in driving occupancy through digital marketing strategies. This role requires expertise in leasing, lead generation, and social media marketing to maximize exposure and secure tenants efficiently. The ideal candidate will be responsible for engaging prospects, creating compelling content, and managing online listings to ensure high occupancy rates.
Key Responsibilities:
Leasing & Lead Generation
- Actively market available units through social media platforms (Instagram, Facebook, TikTok, Instagram, etc.).
- Generate and track leads through social media campaigns, digital advertising, and organic outreach.
- Optimize and manage property listings across rental platforms (Zillow, Apartments.com, Craigslist, and product related sites.).
- Utilize CRM tools to nurture leads, schedule showings, and follow up with prospects.
Social Media Management
- Develop and execute creative content strategies to attract potential tenants.
- Manage property-related social media accounts, ensuring consistent engagement and brand alignment.
- Create high-quality visuals, including photos and videos, to showcase units effectively.
- Monitor analytics and adjust campaigns for better reach and engagement.
Sales & Closing Deals
- Quickly respond to inquiries, schedule virtual or in-person tours, and convert leads into signed leases.
- Maintain a high closing rate by understanding tenant needs and providing personalized solutions.
- Implement social media promotions and referral programs to increase occupancy.
Tenant Engagement & Reputation Management
- Monitor and respond to messages and comments on social media platforms.
- Proactively address online reviews to maintain a positive brand image.
- Create content that highlights resident testimonials, property features, and local community engagement.
Qualifications & Skills:
- 2 years of leasing experience, with a strong ability to close deals.
- Proven expertise in social media marketing, including content creation, ad management, and audience engagement.
- Proficiency in Instagram, Facebook, TikTok, and other major platforms.
- Experience with CRM tools and lead management software.
- Strong sales and communication skills.
- Ability to analyze social media performance and optimize strategies accordingly.
- Experience in short-term rentals (Airbnb, furnished units) is a plus.
