Property Manager Job Description

Reports To: Director of Property Management.
Position Overview
The Property Manager will oversee the daily operations of multiple buildings under both long-term and short-term rental models. This role requires a balance of pricing strategy, property maintenance, housekeeping coordination, and tenant relations to ensure high occupancy rates, smooth operations, and guest/tenant satisfaction.
Key Responsibilities
Revenue & Pricing Management
- Manage dynamic pricing strategies for short-term rentals using Guesty/Pricelabs to optimize occupancy and maximize revenue.
- Set competitive rental rates for long-term leases based on market trends and Competitor's Performance.
- Monitor revenue performance, adjusting pricing based on seasonality, demand, and competitor analysis.
Property Maintenance & Upkeep
- Oversee the maintenance team (2-3 members), ensuring timely response to repair requests and preventative maintenance.
- Use ClickUp for work order tracking and follow-ups on all maintenance tasks.
- Order inventory and needed parts with director's approval.
- Conduct regular property inspections to identify areas for improvement.
- Ensure all units meet safety, cleanliness, and operational standards.
- Schedule staff Accordingly
Housekeeping & Turnover Management
- Manage the housekeeping team (3-4 members) to ensure timely turnovers for short-term rentals.
- Schedule deep cleanings and inspections to maintain high guest satisfaction.
- Coordinate with staff using WhatsApp for real-time communication on unit readiness.
- Implement quality control measures to maintain hotel-grade cleanliness across properties.

Tenant & Guest Relations
- Act as a point of contact for tenants and short-term guests.
- Address tenant inquiries, complaints, and requests promptly.
- Manage lease agreements, renewals, and compliance with local rental laws and fair Housing regulations.
- Handle guest issues related to check-in/check-out, property access (Guesty, Salto locks), and general stay experience.
Technology & Systems Management
- Utilize Guesty for short-term rental operations, including listing management, reservations, and pricing automation.
- Manage long-term tenant records, lease agreements, and payments throughDoorLoop.
- Track maintenance, cleaning schedules, and operational tasks through ClickUp.
- Communicate with staff and handle urgent issues via WhatsApp for efficiency.

Reporting & Performance Tracking
- Provide regular occupancy reports, revenue insights, and maintenance updatesto the Director of Operations and CEO.
- Analyze guest reviews and feedback to identify areas for service improvement.
- Track monthly expenses related to maintenance, cleaning, and operational costs.
