Propper Asset Management is seeking a dedicated and skilled Maintenance Technician with a specialization in painting to join our team at Trinity Woods Apartments, a luxury Class A community in Independence, MO. The ideal candidate will be responsible for maintaining the aesthetic and functional integrity of the property by performing all required painting and general maintenance tasks as needed.
Key Responsibilities:
- Painting:
- Prepare surfaces for painting by removing old paint, filling holes, and ensuring surfaces are clean and smooth.
- Apply paints, varnishes, and stains to interior and exterior surfaces using brushes, rollers, or spray equipment.
- Select appropriate paints and finishes based on surface type and desired outcome.
- Ensure proper coverage and an even finish to enhance the appearance of the property.
- Maintenance (as needed):
- Perform routine maintenance tasks such as patching drywall, replacing fixtures, and minor carpentry work.
- Assist with preventive maintenance and repairs of HVAC, plumbing, electrical, and other systems as needed.
- Address resident service requests in a timely and efficient manner.
- Conduct regular inspections to identify and resolve issues before they become major problems.
- Team Collaboration:
- Work closely with other maintenance team members to ensure the property is well-maintained and residents' needs are met.
- Communicate effectively with the property management team regarding maintenance issues and resolutions.
- Participate in on-call rotation for emergency maintenance requests.
Qualifications:
- High school diploma or equivalent.
- 3 years proven experience as a painter, preferably in a residential and commercial setting.
- General maintenance skills with knowledge of HVAC, plumbing, electrical, and carpentry.
- Ability to use painting tools and equipment safely and effectively.
- Strong attention to detail and commitment to quality work.
- Excellent problem-solving skills and the ability to work independently.
- Good communication and interpersonal skills.
- Ability to lift heavy objects, climb ladders, and perform physical tasks.
Additional Requirements:
- Reliable transportation and the ability to respond to emergency calls within one hour.
- A valid driver's license, dependable transportation, and automobile insurance as required by the State of Missouri.
- Availability to work Monday through Saturday, with weekend flexibility as needed.

Work Schedule:
Full-time position with availability required from Monday through Saturday, 8:00 AM to 5:00 PM. Flexibility for weekend work is primarily scheduled in advance. Rotating weekly on call status is mandatory
Physical Demands:
The role involves physical activity, including standing, walking, reaching, climbing, balancing, stooping, kneeling, crouching, or crawling. The employee must be able to lift and move heavy objects up to 50 lbs., operate tools, and work under varying temperature conditions.
