What are the responsibilities and job description for the Housing Inspector Trainee position at ProSpections, LLC?
JOB DESCRIPTION:

- Attend Inspection training courses and pass required certification test
- Inspect 1 and 2 family rental properties for compliance with the applicable Code
- Fill out Inspection Reports and related forms on a tablet and/or cell phone
- Answer phone
- Answer customer questions
- Use email and add attachments
- Fill out electronic documents
- Perform other related tasks associated with the inspection processes
- Drive to inspection locations
- Provide courteous customer service
- Explain violations to owners, contractors, tenants and their representatives
- Schedule, cancel, adjust, and arrange inspection appointments using computer software.
- Provide detailed notes for no entries, refused entries, invalid addresses
- Notify, owners, contractors, tenants and their representatives in advance of late arrivals
SKILLS NEEDED:
- Extensive knowledge of The Detroit Property Maintenance Code
- Building Construction Knowledge
- Above average knowledge of proper installation of plumbing, electrical. HVAC and structural component
- Ability to identify label interior and exterior components of residential property
- Familiarity with The City of Detroit for driving purposes
- Ability to write clear and concise violations
- Tact and attitude to relay unfavorable outcomes in an authoritative but respectful manner
- Ability to demonstrate acceptable technique in conducting an inspection
- Demonstrate a systematic technique for conducting an inspection that diminishes the possibility of omissions and errors.
QUALIFICATIONS:
- Must possess a High School Diploma or equivalent GED
- Minium 5 years of experience in building construction and/or property maintenance

Must obtain at least one of the following home condition inspection certifications within the time frame specified by the employer:
- Uniform Physical Condition Standards (UPCS)
- ICC Property Maintenance and Housing Inspector
- ASHI or HAHI Home Inspector

Must obtain at least one of the following lead safety professional certifications within the time frame specified by the employer:
- Risk Assessor
- Dust Sampling Technician
