What are the responsibilities and job description for the Property Maintenance Inspector position at ProSpections, LLC?
Inspect 1 and 2 family rental properties for compliance with The City of Detroit Property Maintenance Code.
Responsibilities:

- Fill out Inspection Reports and related forms on a tablet and/or cell phone.
- Answer phone calls.
- Answer customer questions.
- Use email and add attachments.
- Fill out electronic documents.
- Preform other related tasks associated with the inspection processes i.e. attend seminars etc.
- Drive to inspection locations.
- Provide courteous customer service.
- Explain violations to owners, contractors, tenants, and their representatives.
- Schedule, cancel, adjust, and arrange inspection appointments using computer software.
- Provide detailed notes for: no entries, refused entries, invalid addresses, etc.
- Notify, owners, contractors, tenants, and their representatives in advance of late arrivals.
SKILLS NEEDED:
- Extensive knowledge of The City of Detroit Property Maintenance Code.
- Building construction knowledge.
- Above average knowledge of proper installation of plumbing, electrical, HVAC and building components.
- Ability to identify and label interior and exterior components of residential property.
- Familiarity with the City of Detroit for Driving purposes.
- Ability to write clear and concise violations.
- Ability to use adobe acrobat and similar software.
- Ability to use a tactful, authoritative but respectful attitude when relaying an unfavorable outcome to a customer or their representative.
- Demonstrate a systematic technique for conducting inspections that diminishes the possibility of omissions and errors.
- Demonstrate the ability to conduct inspections in a timely manner.
- Mobility and dexterity to excess remote areas.
QUALIFICATIONS:
- Minimum 5 years of experience in building construction and/or property maintenance.
- Must have a valid State of Michigan Driver’s License.
- Must have reliable transportation registered in applicant’s name.

Must possess at least one of the following home condition inspection certifications:
- Uniform Physical Condition Standards (UPCS).
- ICC Property Maintenance and Housing Inspector.
- ASHI or HAHI Home Inspector.

Must possess at least one of the following lead safety professional certifications:
- Risk Assessor.
- Dust Sampling Technician.
Applicates who do not possess the lead safety certification may still apply if committed to successfully obtaining one, within the timeline and criteria set forth by the employer.
If considered for the position, a background, drug test and driving record check will be conducted.
