We are looking for the right candidate to join our Property Operations Team as a Maintenance Manager. The Maintenance Manager will be responsible for the overall maintenance and management of multifamily residential apartment buildings. This position requires a hands-on approach to ensure that the building is safe, clean, and well-maintained. The Maintenance Manager will be the first point of contact for residents regarding maintenance issues, emergencies, and general upkeep. The ideal candidate will have strong maintenance skills, excellent communication abilities, and a proactive attitude toward resolving issues.

Essential Job Function / Responsibilities:

1. Maintenance and Repairs:

  • Perform routine maintenance tasks, including plumbing, electrical, HVAC, and

carpentry work.

  • Address and resolve emergency maintenance issues promptly.
  • Conduct regular inspections of the property, including common areas,

mechanical rooms, and grounds, to ensure everything is in good working order.

  • Maintain and repair appliances and fixtures in apartments and common areas.
  • Complete unit turnovers efficiently, including repairs, painting, cleaning, and

ensuring all systems (plumbing, electrical, appliances) are fully functional, to

prepare the unit for new tenants in a timely manner.

2. Building Management:

  • Ensure the cleanliness and upkeep of the building's common areas, including

lobbies, hallways, stairwells, and laundry rooms.

  • Manage waste disposal and recycling, including scheduling pickups and

maintaining cleanliness in disposal areas.

  • Oversee contractors and vendors performing work on the property, ensuring

quality and timely completion.

  • Monitor building systems (boilers, elevators, fire alarms, etc.) to ensure they are

functioning properly and comply with safety standards.

  • Keep up with preventative maintenance for all mechanical equipment at the

building.

3. Resident Relations:

  • Respond to resident inquiries and requests in a timely and professional manner.
  • Communicate effectively with residents about scheduled maintenance, repairs,

and other building-related matters.

  • Assist residents with move-ins, move-outs, and deliveries.
  • Foster a positive living environment by maintaining a high standard of service

and cleanliness.

4. Administrative Duties:

  • Keep accurate records of maintenance activities, including work orders,

equipment maintenance, and repairs.

  • Coordinate with the property manager on budgetary needs for maintenance

supplies and repairs.

  • Assist with inventory management for maintenance supplies and equipment.
  • Report any major maintenance or safety concerns to the property manager

immediately.

5. Safety and Compliance:

  • Ensure compliance with all local, state, and federal regulations related to building

maintenance and safety.

  • Conduct regular fire safety and emergency preparedness drills as required.
  • Maintain certifications and knowledge in relevant areas (e.g., HVAC, boiler

operation).

6. Emergency Response:

  • Be available for on-call duties in case of emergencies outside of regular working

hours.

  • Respond promptly to any emergencies that may arise, ensuring the safety and

security of residents and the property.

Skills

  • Basic knowledge of plumbing and electrical work
  • Experience with spackling and painting
  • Familiarity with flooring installation and repair
  • General construction experience
  • Valid driver’s license and access to a vehicle
  • Superintendent license (if applicable)
  • Strong troubleshooting skills
  • Basic knowledge of hot water heaters and low-pressure boilers
  • Ability to work independently and as part of a team
  • Excellent customer service skills
  • Willingness to be on-call for emergencies
  • Must own and maintain your own tools
  • Effective communication skills
  • Ability to work neatly and clean up after tasks

Qualifications:

  • High school diploma or equivalent; technical training or certification in a relevant field

(e.g., HVAC, plumbing, electrical) is preferred

  • Minimum 5 years of applicable experience
  • Black Seal certification required
  • Proven experience in building maintenance, preferably in a residential setting
  • Strong knowledge of building systems (plumbing, electrical, HVAC, etc.)
  • Ability to perform physical tasks, including lifting, climbing ladders, and working in

confined spaces

  • English language proficiency required for communication with residents, team members,

and to follow safety protocols.

  • Excellent problem-solving skills and the ability to work independently
  • Strong communication and interpersonal skills
  • Basic computer skills for record-keeping and communication

Work Environment:

  • The position requires physical work, including lifting and moving heavy objects, climbing

stairs, and performing tasks in various weather conditions

Job Type: Full-time

Pay: $18.00 - $20.00 per hour
