POSITION: SERVICE TECHNICIAN
REPORTS TO: Service Manager, Community Manager
SUPERVISES: No Direct Reports
- As a Service Technician, you're primarily responsible for assisting in overseeing the physical assets, general maintenance repairs, apartment make-readies, and preventive maintenance and construction or rehabilitation projects for the property
General Job Functions:
- Assist the Service Manager in maintaining all physical aspects of the community in accordance with the goals and objectives outlined in the approved Business Plan.
- Repairs/replaces any apartment material/maintenance requests within scope of management responsibility including but not limited to the following areas: HVAC, electrical, plumbing, carpentry, dry walling, interior and exterior structural, appliances, and apartment make-readies; including exterior grounds and common areas of the property.
- Complete service requests promptly and efficiently.
- Ensure that work is performed according to Provence Real Estate policies and procedure.
- Assist with identification and correction of hazardous community conditions including daily touring of the property reporting any hazards to the Community Manager and Service Supervisor. May assist with repairing hazards.
- Shares on-call responsibilities with the maintenance team; responding to resident requests within 24 hours and hazardous weather problems as soon as made aware of the situation.
- To be aware of changes to policies, procedures, codes and guidelines.
- Provide emergency resident support after office hours.
- Strictly observe Provence Real Estate policy relating to the handling of service requests.
- Assume emergency on-call duty when assigned.
- Report any needed repairs or unsafe conditions to the Service Manager.
- Inspect move-outs daily and update move-in dates daily as requested by the Service Manager.
- Perform all items on the Make Ready Checklist form.
- Perform other duties as outlined by the Service Manager.
- Attend all instructional classes conducted by the Service Manager.
- Attend all in-house training classes as required.
- Maintain records of maintenance performed in all units and at the site.
- Inform Service Manager of low stock items or unavailable parts and supplies.
- Sweep, clean and maintain all common areas of the community.
- Assist in supervising contractors working at the site.
- Maintain resident and specific apartment preventative maintenance records.
- Provide service and maintenance for all common amenities.
- Conduct quarterly unit inspections.
Required Qualifications/Skills:
- One year of general maintenance and safety experience required.
- Demonstrated knowledge of building maintenance and repair and preventative maintenance programs, irrigation and pool systems, large and small appliance repair.
- Basic computer skills/knowledge required to perform job functions.
- Ability to work independently with minimal supervision.
- Excellent time management skills; ability to prioritize work functions.
- A positive, team-oriented attitude, and ability to work with a diverse group of people and customers.
- Required to provide own (industry specific) hand tools.
- Regular attendance, punctuality and dependability required.
- Language & Reading Skills – Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.
- Reasoning Skills – Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.
- Computer Skills – Beginner skills with MS Outlook, MS Word, and use of web (internet) browsers.
- Dependability and consistency.

- Capability to work in inclement weather.
- Wear back brace, photo I.D. and company attire (Provence Real Estate shirt, jacket, khaki pants and hat).
- Ability to display balance/equilibrium at heights above five (5) feet.

- Dexterity to operate mechanical equipment.
- Own reliable transportation and valid Driver’s License.
- Carry cell phone radio on-site at all times.
- Ability to pass a criminal background check and drug screen.
- Ability to perform weekend and “on-call” requirements: (a) Must be in-town and available during scheduled “on-call” days; (b) Wear Provence Real Estate apparel along with picture ID; and (c) EPA certification will be necessary for HVAC service calls.
Desired Qualifications/Skills:
- HVAC certification required
- EPA Certification in areas of Type II-domestic HVAC systems, or ability to obtain
- CPO (Certified Pool Operator), or ability to obtain
Work Schedule:
- 9AM-6PM, Monday-Friday and weekends (work schedule may vary). Some overtime may be required including “on-call” and/or rotating “on-call” responsibilities as needed to meet business needs.
- All full-time associates are required to work a minimum of 40 hours per week. Every company member must complete a daily time sheet via the online time clock system.
- The Service Technician may be asked to provide backup emergency response even when they are not the primary “on-call” associate.
- This position requires weekend and holiday hours, depending upon the requirements of the community.
