Maintenance Manager - Providence Place Apartments

To provide the overall general preventative maintenance programs for all equipment and grounds of the facility. To protect and promote the rights and well-being of each resident, and to do related work as required to maintain a safe, clean, homelike environment.

PERFORMANCE STANDARDS: 1. Works shifts as scheduled or assigned by supervisor which may include working any day of the week, any shift of the day, and any day of the year. 2. Work with positive attitude and maintain positive work relationship with facility Administrator. 3. Protects and promotes residents’ rights as outlined by federal and state law with residents, family, and others at all times.

RESPONSIBILIES: 1. Maintain a preventative maintenance program for facility. All scheduled maintenance must be coordinated and scheduled with the Administrator of facility. 2. Maintain liaison with the governing body through the Director of Operations via periodic reporting. 3. Assist in overall maintenance issues in facility as assigned. 4. Ensure that all maintenance areas are in compliance with all AR State Office of Long Term Care Regulations for Assisted Living Facilities. 5. Perform fire drills, and disaster drills per state regulations. These must be coordinated with facility Administrator. 6. Maintain documentation necessary to comply with the rules and regulations of the Office of Long Term Care. 7. Responsible for readying vacant apartments to be rented. This includes but not limited to painting, checking a/c units, and fixtures. 8. Painting all areas of the facility. 9. Report any unsafe or hazardous equipment or condition to the Administrator as soon as possible. 10. Maintain confidentiality of verbal and written information pertaining to residents, personnel, and business operations. 11. Promote the home in a positive way and always conduct yourself in a professional and courteous manner. 12. Attend in-service education programs and meetings as scheduled. 13. Perform other duties and assist in other areas of the facility as assigned by Supervisor.

Specific vision abilities required by this job include close vision and the ability to adjust focus. • The employee regularly is required to stand, walk, sit, use hand to finger, handle or feel objects, tools, or controls; and reach with hands and arms. • The employee frequently lifts and/or moves up to 20 pounds. Must be able to push a minimum of 200 pounds and be able to push such weight a minimum distance of 200 feet. • Understand that tasks assigned to this position may involve exposure to body fluids. • May be necessary to assist in the evacuation of residents during an emergency. • Work area may be subject to noise, distractions, and interruptions.
