What are the responsibilities and job description for the Maintenance Engineer position at PROVIDENCE HOSPITALITY LLC?
Principal Responsibilities:
· Responsible for coordinating basic repair work, painting, wall covering, plumbing, electrical work, pool operations, preventative maintenance, indoor and outdoor grounds upkeep.
· Educate appropriate staff at each property on basic maintenance procedures to maintain high quality guest service.
· Inspect hotels periodically and work with property maintenance team to maintain required property upkeep as well as perform capital improvements.
Job Duties:

· Project Management – Prepares and supports those affected by change, monitors transition, and evaluates results. Evaluate and select vendors that are reliable and provide good value for their price. Assists in pre-opening process of all new hotels. Assists in the approval of all bids for landscaping and other vendors as needed.
· Communication - Speaks clearly and persuasively in positive or negative situations. Communicates change effectively.
· Team Work –Upholds organizational values, treats people with respect and promotes a harassment free environment. Coordinate with other departments to fulfill guest special requests. Assists corporate offices with needed maintenance tasks.
· Quality Management – Assists in achieving BLA minimum scoring standard on all Brand Quality Assurance inspections. Must maintain 80% or higher on Franchise product quality scoring. Inspect rooms and public areas for preventative maintenance upkeep on a monthly basis. Strives to increase productivity. Develop and maintain maintenance department programs to ensure that the quality criteria are met. Ensures all property engineers maintain work order assignment boards and tracks completed/pending work orders.
· Quantity – Ensures all maintenance and repairs on a timely cost effective basis and according to all specifications.
· Adaptability – Able to deal with frequent change, delays or unexpected events, changing approach or method to best fit a situation.
· Initiative - Take independent actions and calculated risks, meets challenges with resourcefulness, generates suggestion for improving work and takes responsibility for own actions. Delegates work assignments, sets expectations and monitors delegated activities. Asks for and offers help when needed.
· People Management – Ensures each employee completes orientation and required brand training. Assists General Manager in ensuring employee performance reviews are performed timely and in accordance with BLA standards. Ensure proper and timely execution of all employee related documentation (i.e. new hire paperwork, separation reporting, status changes, benefits documentation, etc.). Assists in maintaining effective employee relations programs within assigned hotels. Provides regular performance feedback to all Maintenance team leaders. Manages difficult or emotional employee situations. Develops subordinates skills and encourages growth.
· Safety and Security – Ensures properties are maintaining proper chemical levels in pool and spa areas in accordance to local health codes. Educate department personnel on emergency procedures and safety precautions. Maintains key control files and locks.
· Business Acumen – Understands business implications of decisions, aligns work with strategic goals. Participates in the preparation on the maintenance budget, codes invoices and follows all bid processes. Seeks out cost reduction methods while ensuring no impact to guest perception of the hotel.
Salary : $17 - $20
