Position Summary
As a Capital Reserve Study Project Manager, you will be responsible for overseeing the planning, execution, and delivery of capital reserve studies for our clients. You will work closely with community associations, property managers, and other stakeholders to assess their physical assets, evaluate funding requirements, and develop comprehensive reserve plans. The ideal candidate will possess strong project management skills, attention to detail, and a deep understanding of building systems and construction practices.
Responsibilities
- Lead and manage multiple capital reserve study projects concurrently, ensuring timely and accurate completion within budget.
- Conduct on-site inspections and assessments of physical assets, including building structures, mechanical systems, and common areas.
- Analyze financial data, reserve fund balances, and expenditure projections to develop long-term funding strategies.
- Prepare detailed reserve study reports, including cost estimates, funding recommendations, and capital improvement schedules.
- Present findings and recommendations to clients in a clear and professional manner, addressing questions and concerns as needed.
- Collaborate with internal teams, including engineers, analysts, and administrative staff, to ensure seamless project delivery and client satisfaction.
- Stay current on industry trends, regulations, and best practices related to capital reserve studies and community association management.
Qualifications
- Bachelor's degree in engineering, construction management, finance, or related field.
- Minimum of 3-5 years of experience in project management, preferably in the field of capital reserve studies or building construction.
- Strong knowledge of building systems, construction practices, and reserve fund accounting principles.
- Excellent communication skills, with the ability to interact effectively with clients, team members, and stakeholders at all levels.
- Proficiency in Microsoft Office Suite, project management software, and financial analysis tools.
- Professional certifications such as PMP, RS, or equivalent are a plus.
- Ability to travel locally to client sites as needed.
