Building/Campus Custodial & Maintenance Assistant Manager
– Job Description
Position Summary:
JOB SUMMARY:
The Building/Campus Maintenance Assistant Manager is responsible for working independently or as a team member under the direct supervision of the Chief Financial Officer. Duties include carpentry, HVAC repair (preferred), some electrical (preferred), snow removal, lawn care, pest control, painting, all general custodial duties, landscaping, Management and Mastering the building systems, and other assigned maintenance tasks for the benefit and upkeep of all buildings and all exterior landscapes and property.
· ESSENTIAL RESPONSIBILITIES/DUTIES
· All custodial maintenance duties for building interior and exterior landscapes and property maintenance.
· Mastering and management of all HVAC and building systems, including boiler maintenance.
· General “Handyman” skills needed for building/campus upkeep and repairs.
· Master safety procedures and supervise the security of the campus, especially during events.
· Lawn care and landscaping duties, including snow removal.
· Supervise renters of the buildings, maintenance service during building functions, community events, and other events as scheduled.
· Trash removal throughout all buildings daily, more often if necessary.
· Dust furniture in offices, reception areas, visitor center, sanctuary, and entrances
· Carpet care, including shampooing/vacuuming offices and carpeted areas biweekly or more often if needed.
· Maintenance of hard floors, including wood, tile, and vinyl.
· Oversee all outsourced or contracted repairs.
· Clean/disinfect drinking fountains and telephone mouthpieces weekly.
· Clean cobwebs from ceilings, corners, vents, fans, etc., as needed.
· Thoroughly clean restrooms weekly. Check them after each event and reclean if necessary – includes cleaning toilet bowls, urinals, partitions, tiles walls, mirrors, and floors and refilling soap, towel, and toilet paper dispensers, making sure toilet paper and paper towels are available, and emptying trash and sanitary containers.
· De-icing and removal of snow from walks, driveways, and parking lots during winter months
· Perform all tasks of lawn care operations, including but not limited to mowing, line trimming, blowing, leaf and debris removal, weeding, edging, hedging, raking, and mulch installation during the spring and summer months.
· Proper use of safety equipment and Personal Protective Equipment and practices
· Clean windows and glass doors as needed.
· Replace light bulbs. Turn off nonrequired lights.
· Master security system and security cameras.
· Oversee all inspections of equipment and systems throughout the campus
· Pick up litter on the exterior
· Address all building odors. Clean/disinfect continually.
· Additional Clean up after special events.
· Clean up accidents as needed: spills, stomach upset, etc.
· Change all filters on heating/cooling systems bi-monthly or as scheduled.
· Change light bulbs in light fixtures and other minor maintenance projects as assigned, necessary for the upkeep and reasonable sustaining of the value of properties.
· Monitor, observe, and conduct all buildings' upkeep and maintenance needs.
· Serve as the representative during outside events/programs and when organizations use the facility. Monitor that activities align with the building occupation contract.
· Support the security of the building as needed.
· Secure the building during events, programs, conferences, and services as designated in building procedures.
· Restrict access to unauthorized rooms.
· Secure and provide access to all offices according to designated procedures.
· Monitor, observe, and conduct needed repairs for broken items inside of the facility and report them to the Chief Finance Officer
· Oversee and advise indoor and outdoor events according to insurance, safety, underground pipeline, and other items of concern and safety.
· Other duties as assigned.
Anticipated Time Commitments:
1. Annual Schedule: Monday through Thursday: 8:00 am-4:00 pm
a. Inclement weather report hour is 8:00 am with a delayed open time of 9:30 am for all other staff. Maintenance will Prepare grounds for safe entry and exit to the buildings.
b. Additional hours for scheduled events and programs.
c. Participating in meetings/training: as the Administration or Board of Directors assigns.
Anticipated Compensation: $16- $20 per/hour, including ½ hour paid lunch

REQUIREMENTS
- Must have a valid driver’s license, clean DMVR, and auto insurance coverage. Whether you use your vehicle/equipment or the Company’s, this is required.

- Great time management skills; and a strong work ethic.
- Punctual and dependable with a can-do attitude.
- Ability to work effectively with individuals of differing backgrounds, knowledge, and skill levels.
Education and Experience: High School Diploma
Certifications significant to maintenance and building/campus management: a plus.
Job Type: Full-time
Pay: $18.00 - $20.00 per hour
