What are the responsibilities and job description for the Abstractor position at Quality Title Inc?
A Title Agent/Abstractor investigates titles to real estate and land prior to its purchase or sale to determine if there are any irregularities that may affect the transaction or the use of the property.
Customer Service
· Must be willing to provide excellent customer service to all customers at all times.
· Return phone calls and electronic communications in a timely and accurate manner.
· Build and maintain productive relationships with customers, take responsibility for customer satisfaction and loyalty.
· Act as liaison with all parties involved in the transaction, e.g. buyer, seller, listing agent, buyer agent, lender, mortgage broker and/or attorney.
· Help create a positive experience for all parties in the transaction.
Duties & Responsibilities:
· Examine documentation such as mortgages, liens, judgments, easements, plat books, maps, contracts, and agreements to verify factors such as properties' legal descriptions, ownership, or restrictions.
· Copy or summarize recorded documents, such as mortgages, trust deeds, and contracts, that affect property titles.
· Read search requests to ascertain types of title evidence required and to obtain descriptions of properties and names of involved parties.
· Prepare reports describing any title encumbrances encountered during searching activities, and outlining actions needed to clear titles.
· Obtain maps or drawings delineating properties from company title plants, county surveyors, or assessors' offices.
· Examine individual titles to determine if restrictions, such as delinquent taxes, will affect titles and limit property use.
· Confer with realtors, lending institution personnel, buyers, sellers, contractors, surveyors, and courthouse personnel to exchange title-related information or to resolve problems.
· Prepare lists of all legal instruments applying to a specific piece of land and the buildings on it.
· Enter into record-keeping systems appropriate data needed to create new title records or update existing ones.
· Verify accuracy and completeness of land-related documents accepted for registration, preparing rejection notices when documents are not acceptable.
· Summarize pertinent legal or insurance details, or sections of statutes or case law from reference books so that they can be used in examinations, or as proofs or ready reference.
· Retrieve and examine real estate closing files for accuracy and to ensure that information included is recorded and executed according to regulations.
· Assess fees related to registration of property-related documents.
· Prepare and issue title commitments and title insurance policies based on information compiled from title searches.
· Title agents must have detailed knowledge and/or experience in title insurance products and policies, and can manage and maintaining the workflow with limited supervision.
· Working ability to use various computer and real estate software programs.
· Ability to read and understand legal descriptions and complex legal/financial structures, as well as the ability to read and interpret extended surveys.
· Ability to read and interpret complaints and contracts filed in Superior Court or Auditor’s office, and knowledge of documents and how they impact and relate to property being searched.
· Ability to consistently handle pressure and deadlines, multi-task between phone calls, maintain organized process to work files, and ability to answer a variety of related questions from internal and external customers.
· Must take Title 101 & 201 online courses and apply for a title insurance license within 1 year of employment.
Skills/Qualifications/Qualities:
· Previous abstracting, title, mortgage or real estate experience is a plus, but not required.
· Customer service oriented.
· Highly motivated and energetic.

· Organized, a self-starter, and detail oriented.
· Able to handle stressful situations while maintaining a calm demeanor.

· High level of proficiency with computers, Office products (Word, Excel, PowerPoint, and Outlook) and other technology.
Job Type: Full-time
Pay: $40,000.00 - $70,000.00 per year
