Summary of Position:
The Community Financial Specialist will support the Community Financial Manager in the oversight and management of the financial and operational aspects of the assigned apartment communities while always providing an elevated level of customer service.
- To be eligible for this role, candidates must reside in a location that has a Quarterra office, and they must be willing to be onsite as needed.
- Complete daily financial operation tasks of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payables.
- Review resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease terms. Follow the Company’s established procedures related to evictions by following proper notice requirements, eviction of residents and working with onsite team for proper delivery.
- Review and submit invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, obtaining Community Manager approval, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor and accounting.
- Complete Review Notes monthly, working with CM and accounting team on invoice accruals and reclasses.
- Complete variance analysis monthly, working with CM and accounting team on appropriate variance explanations according to community PMA.
- Review financial records for compliance with accepted policies and procedures.
- Complete accurate and timely monthly, quarterly, and year-end closing processes.
- Review a variety of reports for accuracy and completeness.
- Assist with annual budget preparation and forecast activities.
- Process resident move-outs by reviewing lease terms and notice requirements, apply appropriate deposit and lease cancellation fees.
- Promote resident satisfaction and retention by responding to financial complaints, questions, and requests in a timely manner, and take appropriate action to resolve and address customer service issues in accordance with established procedures and legal requirements.
- Complete Change of Address requests for all Quarterra communities and work with AP on refunds and re-issues.
- Work with AP on final account statements for sold communities. Complete vendor setups, exemptions for past residents, and respond to FAS questions.
- We reasonably expect the base compensation offered for this position to range from $80,000 - $85,000 annualized, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations.

Education and Experience Requirements:
- High School diploma or GED required.
- Bachelor’s degree in Business Administration or related field preferred.
- 2 -3 years of management experience within Property Management.
- Familiar with computerized financial and word processing software.
- Proven team player that can work quickly, accurately, and independently in a fast-paced environment.
- Ability to prioritize and manage multiple tasks simultaneously.
- Highly organized with exemplary attention to detail.
- Strong analytical skills.
- Ability to work in excess of 8 hours per day and/or 40 hours per week, including nights and weekends as necessary to meet deadlines.
- Valid driver’s license with a clean driving record.
