Job Duties/Responsibilities Summary
Maintenance Worker (12 mo. position)
Civil Service Classification: Non-competitive
Department: Buildings & Grounds
SUMMARY Performs routine and preventative maintenance, troubleshooting, and repair work on buildings, mechanical equipment, commercial equipment, institutional equipment, and utility systems. Supports the district's buildings and campus assets to assure a safe, efficient, effective, comfortable environment that is supportive of district goals and objectives. Note: This is not a comprehensive list of all requirements, but a listing of general job duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES include, but not limited to, the following:
Performs minor and major repair of all buildings and equipment. HVAC systems, Building Envelope, roofs, interior spaces, plumbing, lighting, flooring, doors and door hardware, etc. (Major repairs are often performed with support of contracted services.);
Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replace filters, greases bearings, seals, etc.; repairs or replaces broken parts;
Inspects heating/cooling , and domestic water systems, and other building systems and equipment for proper operation on regular basis. (daily, weekly, monthly);
Calibrates and repairs pneumatic systems;
Replaces broken windows; repairs/replaces doors, door locks and closets; installs window blinds;
Completes daily, weekly and monthly safety related repairs and replacement of building safety equipment;
Uses computerized work order system for managing, documenting, and maintaining service/repair details, to record labor involved in daily work tasks, and to document scheduled preventative maintenance activities. The District uses the Schooldude platform of products for its comprehensive maintenance plan.
Operates various brands and vintages of BMS systems, system components and computer(s). Our BMS Systems (Building Management System) manages, controls and monitors mechanical equipment, and other energy consuming devices and equipment as well as a variety of monitoring and metering devices, timers, lighting devices, HVAC equipment, pumps, motors, etc. across our campus;
Installs electrical wiring and equipment; new electrical services, wiring for in-house renovation and remodeling projects; replaces and repairs wiring as needed;
Troubleshoots and repairs electrical equipment and control circuits; replaces faulty electrical switches;
Installs, maintains, and repairs electrical locks, and security devices, system components and security control panels to maintain building security;
Installs and services CCTV Cameras, PA system, Bell/clock. Provide phone systems support to include cabling, device installation, minor programing, system troubleshooting, and maintenance;
Installs maintains, troubleshoots and repairs computer cables, AV, Audio, and other similar institutional types of equipment;
Installs, maintains, troubleshoots, and repairs refrigeration and commercial kitchen equipment;
Installs, maintains, troubleshoots, repairs, and services institutional/athletic equipment of many types;
Responds to emergency maintenance requests as required;
Assists with renovation/remodeling of buildings; repairs plaster and drywall; paints building structures;
Maintains records & process receipts as required by B&G and Business Office policies and procedures;
Performs outside duties such as snow removal, and other grounds/site maintenance as required;
Obtain estimates for supplies, repair parts; may order/pickup parts as needed;
Maintains a current CDL license (District will assist with training for CDL), and operates mobile campus vehicles and other equipment as required (other equipment operated may include: loaders, backhoe, skidsteer, tractors, utility vehicles, etc.;
Uses computers and various software programs as required;
May play a role in the District’s emergency response plans dependent upon the situation or situations that develop;
Needs a working ability to utilize schematics, drawings and specification documents;
Performs other related duties as assigned.
REQUIRED KNOWLEDGE, SKILLS, ABILITIES (as per Warren County Civil Service Dept.)
Good knowledge of building and general maintenance and repair practices; knowledge of the practices and techniques of one or more of the standard trades; mechanical aptitude; industry; good physical condition; dependability; manual dexterity.
ACCEPTABLE TRAINING (as per Warren County Civil Service Dept.)
Two years of experience in either general building maintenance, heavy construction or building trade work or in one or more of the standard trades, such as carpentry, plumbing, electrical, etc.; or any equivalent combination of training and experience
High School Diploma or equivalency preferred
