The Regional Maintenance Manager provides RADCO’s communities with a high level of expertise and support in the areas of maintenance, preventive maintenance, budget management, risk mitigation and safety. This is a leadership role and requires someone with the ability to lead, motivate, and empower team members to work to the best of their ability. Duties and Responsibilities:
  • Work with the Regional Manager and Property Managers to ensure the service teams are functioning at a high level and following RADCO standards, policies and procedures.
  • Develop processes that will allow for the Maintenance team Key Performance Indicators (KPI’s) to be achieved.
  • Review weekly maintenance performance across the portfolio, including service request completions and make ready status, and report updates to leadership.
  • Ensures a safe workplace at each community and implement and enforce all safety policies and regulations.
  • Monthly inspections of communities to ensure curb appeal and meets RADCO’s standards, including amenities, grounds, market path, leasing office, buildings, and breezeways.
  • Monthly inspection of the maintenance shops to ensure they are clean and organized, properly stocked, SDS binders are up to date, and Safety Centers are compliant.
  • Partner with Regional Managers to conduct the Quarterly Community Audits in HappyCo. for all communities in your respective region.
  • Review monthly financial statements to ensure the properties are operating efficiently and within budget. Identify and communicate areas of concern to the Regional Manager and Property Manager, as needed.
  • Build rapport with new vendors and maintain current vendor relationships.
  • Ongoing evaluation of service vendors to ensure we are getting the best price and quality service.
  • Work with Maintenance Managers in obtaining and reviewing bids for outsourced work.
  • Work with Maintenance Supervisors and Property Managers to interview, train, mentor, and provide ongoing feedback to maintenance team members.
  • Coordinate assistance for the service teams in times of high workloads or open positions.
  • Ensure service teams are utilizing all technology and software.
  • Assist and provide recommendations in yearly budget preparation for operating and capital budgets.
  • Assist with due diligence of new acquisitions, dispositions, and third-party management transitions.
  • Review Kingsley Surveys and reputation management to identify areas of improvement.
  • Create training materials and opportunities for Maintenance team members that will inspire success within the company
Customer Service Responsibilities:
  • Support Maintenance Supervisors, Property Managers, and Regional Managers in responding to highly sensitive Maintenance-related questions and concerns in a timely, professional manner.
  • Embody RADCO’s core value of Caring and lead by example in all communications and interactions, including with team members, residents, business partners, owners, and investors.
  • Leverage resident satisfaction scores to identify ways to continually improve the resident experience.


Qualifications:
  • Minimum of five years of experience as a Maintenance Supervisor overseeing multiple communities, a minimum of 500 units, or as a Regional Maintenance Manager in the multi-family industry
  • Subject matter expert in HVAC, plumbing, electrical, carpentry, appliance, roofing, and building fundamentals.
  • Must have CPO and EPA Universal certification.
  • Excellent arithmetic, written, verbal, and presentation skills providing for effective communication with all stakeholders.
  • Strong financial acumen ability to read a budget
  • Strong leadership skills and ability to juggle multi-task environment while supporting a team
  • Effective problem-solving skills
  • Knowledge of Federal, State and Local Fair Housing laws, OSHA and EPA regulations and company safety policies.
  • Valid driver’s license and current automobile insurance is required. Position requires individuals to furnish their own reliable transportation to fulfill the job’s functions.
  • Physical Requirements:
  • Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools or controls.
  • May be required to work in elevated places, such as rooftops, as needed.
  • Must be able to work from heights using ladders, scaffolds or lifts.
  • Must be able to carry, move, transport, position, install, remove or continuously lift weight up to 75 lbs.
  • Must be able to work with majority exposure to outdoor weather conditions.
  • Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried and the weight of tools and supplies stored on the ladder.
