Job Title: Maintenance Technician I
Department: Property Maintenance
Supervisor: Maintenance Supervisor/Community Manager
Status: Nonexempt
JOB SUMMARY:
The Maintenance Technician I performs necessary and minor repairs and preventative maintenance on rental units as they become vacant. May also assist in painting of interior units, office areas, and common area maintenance. This position also performs janitorial duties to maintain and upkeep the property buildings, curb appeal, common pool and bathroom areas, fitness room, amenities, and the grounds in a supportive role to assist preserving the asset and to provide a quality living environment for the residents.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications. Additional duties or functions may be assigned as deemed necessary by supervisory personnel.
• Responsible for the daily repair and janitorial upkeep of the property, buildings, common area bathroom and pool areas, and fitness room.
• Assist with maintenance work orders as assigned.
• Maintains the highest level of customer service for prospects, residents, and vendors.
• Responsible for the preparation of vacant units for occupancy (cleaning, painting, repairing, etc.).and preventative maintenance on vacant units as the come available.
• Responsible for general maintenance of plumbing, electrical, HVAC, and appliances.
• Performs maintenance projects and tasks with minimal supervision consistent with Company policy and direction from the Maintenance Supervisor, Community Manager and Property Portfolio Manager.
• Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property.
• Responsible for the supply and upkeep of all personal tools required by the Company.
• Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
• Responsible for maintaining the required property uniform and insuring a professional appearance and attitude at all times.
• Responsible for cleaning work area, tools and equipment.
• Responsible for courteous, efficient response at all times.
• Available to be on-call for after hours emergency calls as scheduled.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
• Report injuries, accidents or incidents immediately.
• Responsible for thorough knowledge of management company policies and property community rules.
• Responsible to be available to work on an on-call basis.
SUPERVISORY RESPONSIBILITIES: No supervisory responsibilities.
Qualifications
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); and 9 months related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
MATHEMATICAL SKILLS: Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of American money and weight measurement, volume, and distance.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
CERTIFICATES, LICENSES, REGISTRATIONS: Certified Apartment Maintenance Technician (CAMT) is helpful in this position.
