What are the responsibilities and job description for the Superintendent position at Ramaz School?
Congregation Kehilath Jeshurun (“KJ”), a 150 year-old Synagogue located on Manhattan’s Upper East Side and its affiliate, the Ramaz School, are seeking an energetic, hands-on professional for immediate employment as the full-time Chief Superintendent and Facility Manager for a 99,000 square foot building which serves as a community synagogue and elementary school. We are seeking Candidates must have at least 5 years’ experience as an institutional facility superintendent or manager.
In addition to the technical job requirements, the full-time position involves supervisory responsibility for programming setups in connection with KJ’s busy schedule of religious services, classes and activities for its large congregation, and the daily operations of an on-site parochial school serving 400 students. The position calls for weekly Saturday presence and occasional Sunday presence. Compensation includes a starting salary above $100,000 and benefits.
Responsibilities and requirements include:
1. Programming execution for the Synagogue and School:
A. Set-ups and breakdown for ongoing schedule of classes, events and services.
B. General school related janitorial duties.
2. Preventive maintenance and repairs of Mechanical, Electrical & Plumbing systems with particular emphasis on proficiency with Carrier HVAC systems (see below for additional information on HVAC Addendum).
3. Overall cleaning and appearance of the building including preventive maintenance and repairs.
4. Handyman skills such as carpentry, electrical and plumbing are preferrable.
5. Coordinating with service contractors and vendors to procure and review quotes and bids for projects throughout the building.
6. Maintenance of Life Safety systems and possession of required licenses and certifications from the FDNY for fire alarm and sprinkler systems.
7. Responsible for compliance as required by the Board of Health including but not limited to water testing of cooling towers, Department of Buildings regulations, FDNY & NYC Local Laws governing public assembly, boiler operations, exterior masonry maintenance and energy auditing and benchmarking.
8. Ordering supplies (e.g. paper towels, hand soap, tools, equipment etc.)
9. Supervising the maintenance staff of 8 people including, setting work schedules, implementing policies and procedures, overseeing morale and resolving disputes.
