Responsibilities:
- Manage resident related issues including: maintenance requests, complaints, resident retention and community events.
- Manage and motivate all staff within the Property Manager’s District.
- Delegate leasing/marketing responsibilities between Property Manager and Assistant Property Manager which include: responding to and following up with all leads, staging show units/areas, taking prospects on tours, updating marketing resources on a regular and routine basis.
- Oversee all maintenance operations including: staff, maintenance requests, ordering/purchasing, vendors, cleaning schedules, make-readys, ‘on call’ duties, emergency calls, resident follow up, regular inspections, and extra projects.
- Delegate administrative/accounting responsibilities which include: recording all resident payments (accounts receivable), depositing all paper payments via scanned deposits, submitting weekly invoices (accounts payable), maintaining resident folders
- Collaborate with other Property Managers and Chief Managing Members for improving company systems and general company growth.
- Fully and thoroughly engage in delinquencies, collections, and/or evictions. Posting notices, phone calls, door knocks, attending eviction court, and monthly submission of collections.
- Establish vendor(s) in each area needed. Set firm pricing for all situations and complete necessary vendor paperwork.

- Base Salary plus up to $1,000 per month in potential bonus opportunities - Total Compensation from $53,000 to $65,000 per year
