Job Summary:
We are seeking a motivated and results-driven Real Estate Acquisition Specialist to join our dynamic team. The ideal candidate will have a strong background in real estate investment, market research, and negotiation. This role involves identifying, evaluating, and acquiring real estate properties that align with the company’s investment goals. The Real Estate Acquisition Specialist will work closely with other departments, including finance, legal, and project management, to ensure a smooth transaction process.
Key Responsibilities:
- Property Sourcing: Identify and source potential real estate acquisition opportunities through market research, networking, cold calling, and building relationships with brokers, agents, developers, and property owners.
- Market Analysis: Conduct thorough market research to assess property values, trends, and emerging investment opportunities in targeted regions or sectors.
- Financial Analysis: Analyze potential acquisitions, including conducting financial modeling, risk assessments, and return on investment (ROI) calculations to determine the viability of each deal.
- Negotiation & Due Diligence: Lead negotiations with property owners, sellers, brokers, and legal teams to secure favorable terms and ensure that all due diligence is completed accurately and in a timely manner.
- Transaction Management: Oversee the transaction process from initial contact through to closing, including coordinating with legal, title, and finance teams to ensure compliance and accuracy in documentation.
- Portfolio Strategy: Contribute to the company’s acquisition strategy by aligning property targets with the long-term goals of the real estate portfolio.
- Relationship Building: Build and maintain strong relationships with industry professionals, property owners, brokers, lenders, and other stakeholders to generate a pipeline of potential acquisitions.
- Reporting: Provide regular updates on acquisition progress, market trends, and performance to senior management.
Qualifications:
- Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
- Minimum of 3-5 years of experience in real estate acquisitions, investment analysis, or related fields is a plus
- Strong understanding of real estate market dynamics, financial modeling, and investment strategies.
- Proven track record of successful real estate acquisitions and negotiations.
- Excellent communication, negotiation, and interpersonal skills.
- Proficient in real estate financial analysis tools, spreadsheets, and CRM systems.
- Ability to work independently and in a team-oriented environment.
- Knowledge of relevant local, state, and federal regulations related to real estate transactions is a plus.
Preferred Skills:
- Advanced degree in Real Estate, Finance, or related field.
- Familiarity with specific property types such as residential, commercial, industrial, or mixed-use.
- Experience with property management or development.
- Proficiency in investment software and market research tools.
