RDE Maintenance Coordinator
Job Description
The maintenance manager position drives the crews and the flow of maintenance work orders by assigning vendors and in-house maintenance technicians, writing a scope of work, managing vendors and technicians assigned to complete the work orders, supervising results, reviewing invoices, and approving invoices for payment.
Responsibilities :
Responsible for receiving and assigning work orders to RDE-approved contractors and in-house maintenance technicians.
Responsible for providing daily updates to owners regarding property conditions and any issues that need addressing
Anticipate owner's needs as professional relationships continue to develop.
Responsible for performing walk-throughs for move-ins and move-outs, city inspections, and new properties under management.
Responsible for documenting and communicating the results of walkthroughs to owners, residents, and the RDE Team on an as-needed basis.
Manage and resolve maintenance issues by efficiently delegating tasks to vendors and in-house maintenance technicians.
Assign simple repairs that do not require an outside contractor to have in-house maintenance technicians.
Responsible for updating invoice charges on Appfolio, work orders, and invoices and applying them to the correct property and account.
Responsible for handling HOA violations.
Responsible for keeping an updated list of contractor / vendor list
Accountable for managing the keys and lock boxes for properties
Responsible for approving contractor / vendor / owner / properties updated
Accountable for keeping schedules updated and accurate
Responsible for taking calls after hours as needed
Lead the weekly Gant meeting and document updates
Accountable for scrubbing work orders within thirty (30) days
Assist Portfolio Manager and Broker as needed
Qualifications :
2-3 years of residential / multifamily maintenance, construction, or construction management experience
Excellent proven leadership skills
Bilingual, Fluency in English and Spanish to ensure ease of communication, both verbal and written, with team members, outside contractors, and management team
Excellent verbal communication and listening skills
Must possess excellent relationship-building skills
Computer literate, high level of accuracy, and detail-oriented.
Hold a current driver's license and a clean driver record other than minor traffic violations.
Physical Demands and Travel
Occasional lifting of items up to 75 lbs
Drive throughout DFW as required
Be on your feet for more than 5 hours if needed.
