Compensation:
$18 - $20 hourly
Responsibilities:
Keep a record of completed repairs and when equipment was last serviced
Perform routine maintenance on equipment and systems such as plumbing fixtures, HVAC units, and electrical wiring to ensure optimal performance and make any repairs
Develop and execute preventative maintenance measures to keep our equipment operating efficiently and prevent any safety risks
Manage other maintenance requests as required
Serve our residents in our properties while balancing the return on investment for our owners.
Receive work orders via phone or email. Acknowledge receipt, diagnose/troubleshoot, and execute 3rd party vendors for bid/repair while keeping the tenant and the owner in the loop
Confirms validity and accuracy of the information and determines appropriate resources, scheduling, and routing
Collaborates with tenants and various departments to schedule and assign work necessary for property repairs
Schedules and plans work assignments to minimize tenant disruption and time.
Review and make recommendations for purchasing/acquiring materials to facilitate repairs
May facilitate parts order fulfillment for material to complete work orders
Receive and approve tenant work orders
Close out all assigned market work orders
Coordinate move-in / move-out property inspections in the field
Coordinate renewal inspections with field persons.
Coordinate the property prep for vacant-ready marketing
Work with team on final security deposit dispositions
Respond to and work potential non-business hour emergency maintenance/habitability needs
Qualifications:
Must have graduated from high school/received GED or equivalent
Stellar communication skills, attention to detail, and work ethic
High School diploma or GED required
Some prior experience in Maintenance or Property Management preferred
Working knowledge of Microsoft Office (Word, Excel, PowerPoint, Outlook) or Gsuite for Business required
Experience with Propertyware is a huge plus
Good verbal and written communication, problem-solving, planning, and organizing skills
Strong people management, conflict resolution, and customer service skills
Must be detailed oriented, track/meet multiple deadlines.
Must be able to use discretion and independent judgment
Must be able to work in a team environment
Must have reliable transportation
