Role Description
We are seeking a highly analytical and results-driven Real Estate Acquisition Analyst to join our growing team. The ideal candidate will have 3-5 years of experience in real estate acquisitions, financial modeling, market research, and investment analysis. This role will focus on identifying, evaluating, and executing real estate investment opportunities that align with the company’s strategic goals.
Key Responsibilities
Acquisition Analysis & Due Diligence
- Conduct in-depth financial analysis, including underwriting, cash flow modeling, and return on investment projections.
- Assess potential acquisition opportunities by analyzing market trends, demographics, zoning regulations, and economic indicators.
- Prepare and present investment memorandums and deal summaries to senior leadership and investors.
- Coordinate due diligence efforts, including reviewing leases, financials, title reports, and environmental studies.
Market Research & Deal Sourcing
- Identify and source potential real estate acquisition opportunities through brokers, owners, and industry networks.
- Stay up to date with market trends, property valuations, and emerging real estate investment opportunities.
- Develop and maintain relationships with brokers, developers, and other real estate professionals to facilitate deal flow.
- Financial Modeling & Investment Analysis
- Build and maintain detailed financial models for asset valuation, sensitivity analysis, and investment decision-making.
- Evaluate deal structures, financing strategies, and capital stack options.
- Assist in preparing budget forecasts, investment summaries, and risk assessments.
Transaction & Portfolio Management
- Support negotiation of purchase agreements, joint ventures, and financing terms.
- Work closely with legal, finance, and operations teams to execute transactions efficiently.
- Track and manage the acquisition pipeline to ensure timely deal execution.
- Assist in managing portfolio performance reporting, risk assessments, and disposition strategies.
- Lead process of developing Investment Decks for debt and equity partners.
Real Estate Asset Management
- Monitor and analyze the financial and operational performance of existing real estate assets.
- Develop and implement strategies to maximize asset value, improve occupancy, and enhance cash flow.
- Track leasing activity, rent rolls, and capital expenditures to ensure optimal asset performance.
- Assist in preparing annual budgets, business plans, and financial reports for owned assets.
- Work closely with property management teams to oversee operational efficiencies and tenant relations.
- Identify opportunities for property repositioning, renovations, and capital improvements to drive asset appreciation.
Qualifications & Skills
- 3-5 years of experience in real estate acquisitions, asset management, investment analysis, or financial modeling.
- Bachelor’s degree in Real Estate, Finance, Economics, Business, or a related field.
- Strong proficiency in Excel and other financial modeling tools.
- Experience with medical, residential, or mixed-use real estate assets preferred.
- Understanding of capital markets, underwriting, and real estate finance principles.
- Strong analytical, problem-solving, and negotiation skills.
- Ability to work independently and manage multiple projects in a fast-paced environment.
- Excellent verbal and written communication skills.
- Eagerness to join a young, but growing firm.
Preferred Qualifications
- Experience with institutional investors, private equity, or REITs.
- Experience with ARGUS.
- Knowledge of tax implications, deal structuring, and financing mechanisms.
- Prior experience with real estate development, asset repositioning, or distressed asset strategies.
