Position
The Field Operations Manager is responsible for existing and the future development of all field operations. This person is responsible for supporting project management in execution of company policies. This role is accountable for the successful completion of all projects within budget, on schedule with zero construction deficiencies in a safe manner. The Field Operations Manager will ensure timely completion of reports to record daily observations and activities. The report shall highlight quality, safety, sub compliance and production.
This role reports to the Director of Operations and has direct supervisory responsibilities over Superintendents.
High Level Key Responsibilities
Field Operations Development
- Have a vision and direction for field operations
- Review of current structure for field operations
- Determine desired structure for field operations
- Promote positive relationships between Superintendents, Project Managers, Project Coordinators, and Project Engineers
- Foster all relationships, Owners, Owner Reps, Architects, Engineers, Subcontractors etc.
- Engage in team building
- Oversee processes
- Drive continuous improvement
- Mentor and develop others into field operations
- Assess desire & skill sets of people in field operations
- Facilitate an effective review process for field operations staff
- Development of personal development plans
- Assist in the development of training / developing / coaching & mentoring programs
- Work with the leadership team to recruit, interview, hire & on-board staff
- Interact and work with team members to solve problems in the interest of the positive schedule movement and budget management
- Visit each project frequently, multiple times a month
- Have a presence at preconstruction meetings, OAC meetings, project turnovers, and project openings.
Safety / Risk Management
- Know, understand, further develop the safety program
- Execute the safety program
- Lead or participate in safety coordination meetings
- Attend safety coordination meetings
- Job site safety management
- Enforce safety rules and regulations
- Hold superintendents accountable for all safety reporting and compliance
- Verification of safety compliance with all trades
- Work with the Director of Operations to ensure superintendent safety training/reporting and subcontractor compliance
- Complete knowledge of subcontracts and master subcontract agreements
- Thorough understanding of the plans, specifications, clarifications, and approved submittals
- Participate in subcontract negotiations which are significant in size and/or complexity in advance of award to ensure specific field needs are communicated and contracted for i.e. manpower, schedule, site logistics etc.
- SWPPP program & documentation
- Timely reporting of all loss events to PM
Scheduling
- Review all scheduled and all 3 week look aheads during each visit at each project with each superintendent
- Accountable to ensure all superintendents meet or exceed project schedules
- Engage with pre-construction, project management, and Superintendents to ensure initial schedules are developed in accordance with client and internal expectations
- Accountable for ensuring timely submission and distribution of the 3 week schedule look ahead and meetings with subs each scheduled week on the project
- Work with project teams to ensure schedules are built maintained and/or accelerated to ensure compliance with the prime contract
- Properly track and notify project management and clients of all excusable delays incurred outside of our control or contractual obligations to ensure excusable delay days are given back
- Review and ensure the procurement log is drafted timely, is in sequence with the project schedule and being reviewed weekly
- Coordination of work with all trades
- Work with Superintendents and PM’s to determine which delays are caused by subs and ensure any expenses are passed back to the subcontract at next pay app cycle
QA / QC
- Incorporate QA/QC into field operations meetings – continuing education
- Implement the QA/QC program
- Hold Sub-Contractors accountable for QA/QC
Closeout
- Participate in the punchlist project walks
- Lead the Superintendents to complete the punchlist in days and not weeks
- Project Closeout – focus on driving field teams to succeed with the last “5%”
- Ensure the Superintendent is maintaining all as built information and turning into the Project Coordinator at project completion
Turnover to Client
- Walk projects with project teams before turnovers to ensure READY delivers the best product
- Be present at turnovers to represent READY with the project team
Warranty Management
- Participate with team members to Implement warranty management program
- Participate in management of warranty issues
Other
- Manage the READY brand by ensuring project signage is installed and project teams are wearing branded apparel
- Collaborate with Director of Construction to determine which Superintendents are assigned to projects
- Be a resource for the Project Manager and Superintendent when a gap in onsite project supervision may occur
- Coordination with marketing to schedule final project photos
- Provide project status reports to the Director of Operations and PM highlighting schedule, budget, quality, safety and sub compliance
- Hold superintendents accountable for all reporting including but not limited to daily reports, schedules, progress photographs, and safety
- Oversee the day to day operations of the field staff for the execution of successful project outcomes
- Attend selected OAC meetings as necessary
- Participate in and ensure regular, organized, complete, productive Superintendent jobsite sub-meetings
- Oversee daily jobsite performance and execution for project delivery to the client – specifically collaborating with Superintendents on scheduling, sub-contractor pre-construction meetings, owners’ vendors, consultants etc.
- Help superintendent to expedite answers to RFI’s
- Participate in Estimating to Operations Hand-Off meetings
- Professional appearance inside the job trailer, and initial set-up
- Build a job team environment consistent with Core Values through leadership, management, communication and collaboration with all jobsite personnel
- Ensure projects are set up appropriately with a detailed site logistics plan
- Foresee potential issues before and during work being performed
- Coordination of site inspections
- Collaborate with PM to confirm procurement timing for long lead procurement activities
- Develop positive relationships and proactively communicate with owners, architects and sub-contractors
- Determine customer concerns and issues and alleviate them
- Establish and execute “Good Neighbor Practices”
- See that all permits or licenses have been obtained so not to delay the construction process
- Maximize subcontractor productivity / efficiency through thoughtful planning
- Direct and assist subcontractors for the execution of a successful project
- Responsible for complete knowledge of Subcontractor scopes of work, proactively identify scope gaps and work with PM to fill them
- Assisting PM roles in scope of work draft and buyout negotiations
- Conduct inspections throughout the construction process to ensure scopes are being completed by contract documents/ trade partner contracts
- Ensure a job site cleanup program is established and enforced
- Manage all PTO request with all superintendents
- Ensure the superintendents have all posters, fire extinguisher, first aid kit, etc.
- Participate in the onboarding process for additional team members
Minimum Requirements
- At least 10 years Senior Superintendent or Senior Project Manager experience
- Able to travel locally (DFW) or out of town as needed
- Competent at Microsoft Office, Microsoft Project, and able to learn the SAGE construction software quickly
- Ability to create reports and articulate status or updates in meetings representing READY Construction
- Ability to thrive in an office environment while collaborating with other team members
- Ability to manage and lead team members with correct process and expectations
