What are the responsibilities and job description for the Build Engineer-Commercial Portfolio position at Real Estate Lending Company?
The Building Engineer maintains general building and facility conditions for a portfolio of commercial buildings in Los Angeles and surrounding areas. Repairs of building equipment, systems, and machinery is a significant part of the position therefore experience, skill and knowledge in HVAC is essential along with electrical, plumbing, carpentry and other trades associated with building condition. Experienced in creating preventative maintenance plans for commercial buildings is a priority. Annual and quarterly services, major issues and emergencies are outsourced to an independent engineering company.
Reporting to Operations Manager and working closely with the Property Manager, the Building Engineer works as a critical member of the Property team of the firm. The position requires travel and work assignments at multiple building locations in Southern California throughout the day.
Work involves a variety of the following duties included but not limited to the following:
- Regularly perform Building Facility Walk and document discrepancies.
- Coordinates with the Facility Manager regarding work requests, repair and maintenance priorities.
- Performs the Preventative Maintenance requirements.
- Ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of buildings are of high quality and safe.
- Schedule and coordinate and testing of Fire Life Safety Equipment, Fire Pumps, Generator / E-power.
- Identify areas to increase efficiency and reduce energy and/or other costs.
- Provide written documentation of any failed equipment prior to any repairs.
- Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.
- Record type and cost of maintenance or repair work.
- Clean or lubricate shafts, bearings, gears, or other parts of machinery.
- Repair or replace defective equipment parts.
- Inspect drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions, following checklists.
- Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment.
- Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
- Dismantle devices to access and remove defective parts.
- Plan and lay out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagrams.
- Adjust functional parts of devices or control instruments.
- Maintain inventory on tools and equipment.
- Work toward ultimate workplace safety for tenants and employees.
- Perform other duties, within or outside the assigned area, appropriate for the skills of the employee and the efficient and effective operation.
Requirements:
- Bachelors Degree in a related field preferred but not required. Vocational/technical training and certifications in heating and air conditioning, electrical engineering, construction, plumbing, building management highly desirable.
- Min 7-10 years experience in a Building Engineer capacity for commercial buildings, overseeing multiple buildings and locations in Southern California
- Certifications such as Universal Technician, Systems Maintenance Certification, Building Operations Certificate, Certified Facility Manager, desirable.
- Ability to diagnose and resolve simple to complex mechanical, electrical, plumbing problems.
- Ability to dismantle and repair building devices and equipment.
- Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
- Demonstrated verbal/written communication skills; able to communicate with various audiences from employees, technicians, vendors to executives and owners.
- Availability for emergency calls in Los Angeles, San Fernando, Long Beach area.
- Proficient computer skills and working knowledge of Word, Excel, PowerPoint, Outlook and CMMS/BMS/EMS systems.
