Our client is a boutique property management company. They specialize in managing commercial real estate for private investors. Their portfolio includes office, retail and industrial properties located throughout the front range. Requirements: ****Applicants must reside locally as this role involves regular on-site visits and handling various business-related errands****
- 2-3 years of Commercial Property Management experience required
- Must be able to drive to the properties for inspections,
- Proficient with MS Office Suite, AppFolio and other software products strongly desired
- High level of administrative organizational skills and attention to detail.
- Good written and verbal communication skills.
- Ability to respond quickly, effectively and flexibly.
- Able to work on own initiative, prioritize workload and meet deadlines.
- Valid Driver license and car insurance required.
- Please note that while this is primarily a remote position, the Manager must reside in Colorado. This requirement is due to the need for occasional site visits and local errands. Benefits include: Eligible for monthly health care stipend of $200
Duties:
- Routinely Inspect properties – grounds, buildings, deferred maintenance, routine services, aesthetics, life/safety, etc
- Document site visits by completing trip reports
- Address inquiries from tenants, contractors, owners, residents, township officials
- Lease administration - CAM Rec, interpret leases, determine/direct landlord vs. tenant responsibilities
- Place service requests with contractors, ensure satisfactory completion
- Solicit bids for service contracts and projects, evaluate bids, make recommendations to clients
- Oversee contract compliance re: quality, scope, timing, pricing, ensure maximum value achieved for dollars spent
- Provide documentation and coordinate inspections: insurance, lender, township
- Perform construction management services for building and tenant improvements, including capital expenditures
- Respond to after-hours emergencies as needed
- Supervise on-site maintenance personnel
- In conjunction with accounting and management, complete annual budgets, monthly financial and operational reports for owner distribution
- Analyze cash flow/balance, perform distribution or funding requests
- Review and follow up on open receivables, coordinate default notices, legal action and evictions
- Instruct property accountant on tenant payment issues
