Job Summary:
High-end luxury property management company in Manhattan is seeking to fill a full-time Superintendent position. This role will oversee management of building operations, maintenance and resident relations. Qualified candidates will have a minimum of 5 years previous experience as a Resident Manager/Superintendent in a luxury residential building. Experience utilizing BuildingLink is required.
Job Specific Responsibilities and Duties:
- Interact with residents and their guests in a professional, pleasant and tactful manner
- Supervise work of staff and outside contractors, seeing projects through to completion
- Handle the employee life-cycle of 32BJ union staff (selection and hiring, training, performance management, disciplinary actions, separations)
- Ability to understand and operate systems used and perform various preventive maintenance checks (boilers, circulation pumps, RTU HVAC).
- Maintains building systems as required by local, state and federal law (NYC DOB, DEP)
- Proficient at safely using tools associated with work tasks
- Ability to effectively handle tenant requests and demonstrate appropriate sense of urgency
- Inspects vacant units and prepares for occupancy
- Liaise with management and staff to respond to emergencies
- Responsible for keeping building and surrounding area free of hazards
- Manage staff scheduling for optimal building performance; submit timesheet information to corporate payroll department (experience using ADP enhanced time a plus)
Basic Responsibilities:
- Respond to incoming calls and in-person requests.
- Comply with company and 32BJ union policies, practices and procedures.
- Prepare for and attend monthly board meetings
- Represent company as a professional in appearance and manner.
- Communicate written and oral communication at the highest level of professionalism and integrity.
- Perform quality and quantity duties as expected for position.
- Complete company required training courses as assigned.
Qualifications:
- Minimum of 5 years Superintendent experience
- Experience using BuildingLink, Microsoft Office programs
- Exceptional organizational, interpersonal, communication and problem-solving/conflict resolution skills
- Financial acumen to forecast and budget for building and labor related expenses
- Ability to prioritize and work in a fast-paced, multi-faceted environment
- Extreme attention to detail and follow up tasks
- Ability to multi-task and be a team player
- Good listening and negotiating skills
- Proactive, energetic, efficient, and customer-service oriented

Salary : $90,000 - $100,000
