Job Description
A Maintenance Support Technician is responsible for supporting all of the business’s maintenance activities, including vendor management. Strong candidates will bring a full range of knowledge, including but not limited to; general handyman skills, carpentry, painting, drywalling, flooring, light electrical and plumbing. The Maintenance Tech will perform tasks assigned by the maintenance coordinator and authorized by the company.
Essential Responsibilities
· Application and knowledge of general maintenance work and repairs
o Handyman – manage turnovers, replace windows / screens, lock changes, pest control
o Carpentry – replacing doors, installing trim / molding, replacing cabinets,
o Painting – filling holes, priming, painting
o Drywalling – hanging sheet rock, taping, applying joint compound, sanding
o Flooring – installing LVP, removing carpet, limited tile work
o Light Electrical – changing outlets, replacing lights, troubleshooting
o Plumbing – changing faucets, tub spouts, shower valves, toilets, clearing drains
· Provide high quality work and services in a timely manner
· Schedule, communicate, perform, and invoice Property Inspections using Rent Check
· Manage all incoming maintenance including scheduling, performing, and closing out work orders
· Maintain the established customer service standards for both owners and tenants
· Work with code enforcement agencies to ensure units are fully compliant with requirements
· Train and develop maintenance team members
· Ensure that business development and maintenance revenue targets are met
· Protect and promote the company culture and morale
· Promptly respond to and resolve customer and vendor issues.
· Manage operation of maintenance vehicle, tools, and equipment
· Assist with after-hours emergency maintenance by answering calls and creating a plan of action

· Highly detail oriented and organized in work. Prioritization skills are critical.
· Able to track and enter critical details for a work order – time, receipts, etc.
· Strong analytical thinking and troubleshooting skills
· Ability to operate independently with minimal direction from manager to accomplish objectives
· Computer skills to include proficiency with Microsoft Office, Appfolio, Rent Check
· Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance
Requirements
· Minimum of 3 years’ experience in residential maintenance and housing repairs
· Own tools necessary for basic maintenance functions
· Ability to communicate effectively with clients, tenants, vendors, and staff
· Ability to schedule and estimate work hours and requirements to complete tasks
· Local area knowledge with the ability to safely drive to jobsites
· After hours calls and site visits as necessary
· Valid driver’s license is required / Work truck is a big plus (gas will be covered)
· Cell phone is required (monthly expense will be paid)
