FINISH SUPERINTENDENT

Department: Construction

Status: Exempt/Salary

Reports to: Director of Field Operations and VP of Construction

Principal Objective of the Position: As a Finish Superintendent, you will lead the construction performance of field operations which includes monitoring all field procedures, safety, work methods, productivity, quality, and subcontractor staffing requirements. You will be the competent safety person on site for RealAmerica Construction, LLC. You will provide leadership and serve as the liaison with project team members and clients, as well as demonstrate the characteristics of a RealAmerica Construction leader.

QUALIFICATIONS/REQUIREMENTS:

Training/Education

  • College degree in construction field or equivalent experience
  • 5-7 years of relevant experience in multi-family housing construction
  • Ability to master project-specific software systems including, but not limited to: Microsoft Office (Word, Excel, Power Point, etc.) Outlook, Procore, Blue Beam and/or Adobe software
  • Experience working with smartphones, iPads, and tablets
  • AutoCAD experience is a plus
  • Ability to work with numerous contractors and sub-contractors in an efficient manner
  • OSHA 10-Hour Certification
  • CPR/AED Certification

  • Maintain positive relationships with customers, contractors, suppliers, and other employees
  • Plan reading review

Essential Duties and Responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Drive cost-effective project management techniques and strategies in the field
  • Plan and coordinate project start-up in conjunction with Construction Project Manager
  • Conduct weekly superintendent meeting with subcontractors/vendors and record meeting minutes/agendas in Procore
  • Maintain a daily job site log, collect and process daily reports
  • Coordinate all construction activities and subcontractors
  • Monitor project status and maintain appropriate building and on-site control and on-site representation to ensure the project is completed on schedule, within budget, and in accordance with the contract and owner’s expectations
  • Monitor and direct daily job site clean-up activities to ensure a safe work environment at all times
  • Stamp, code and process delivery tickets as they are received from shipments (Coded and approved tickets shall be delivered to the Construction Project Manager via Procore on a weekly basis)
  • Order/requisition materials, supplies, tools, and schedule equipment rentals
  • Inspect and confirm the quality, price, and correct quantities of all deliveries and their distribution on site, and sign off on packing slips
  • Update and maintain material inventory spreadsheet and review with Construction Project Manager
  • Supervise the activities of any punch-out staff and laborers hired for the completion of the project
  • Timely closeout is essential to the success of a project. It is mandatory that all punch list and remedial work is expeditiously completed within 10 working days.
  • Perform warranty walk
  • Completes a review of all construction drawings and contract scopes that are associated with projects, prior to construction process
  • Communicate project manpower, coordination and materials required on a daily basis via Daily Log in Procore
  • Remove any obstacles that may hinder on time performance
  • Notify the Project Manager if obstacles to on time completion occur
  • Ensure job site safety and security
  • Ensure all company employees and contractors are adhering to the RealAmerica Construction health & safety program
  • Conduct jobsite safety orientations with all project team members on their first day of work.
  • Control all site safety to ensure 100% compliance with RealAmerica Construction safety regulations and OSHA regulations
  • Manage utility companies
  • Must work with management to ensure clean hand over of project
  • Monitor time, cost, quality, risk/prevention and, and material procurement management
  • Ensure subcontractors are building to approved most up-to-date plans, specifications, Scope of Work, and submittals
  • Coordinate sequence of construction events, must give subcontractors plenty of notice to changes in schedule
  • Manage tool inventory
  • Adhere to Order of Precedence
  • Must review relevant field measurements, plans and scopes of work prior to construction
  • Must keep and follow up on meeting minutes via Procore
  • Clearly document problems, and be very descriptive with photos, notes and video
  • Ensure plans on site are always up to date
  • Must go through Construction Project Manager to get approval for any cost related item. No decisions shall be made without approval
  • Minimize change order costs
  • Give notice to Owners and Design Team so that they may determine course of action, and address prior to being faced with large claim or change order
  • Complete weekly safety inspections through Procore
  • Observe all workers for safe work practices and shut down any worker not following these practices.
  • Conduct weekly toolbox talks and maintains reports
  • Investigate and report any accidents to the Director of Construction and Project Manager
  • Issue verbal and written violation notices as warranted
  • Inspect all subcontractors/vendors for proper (PPE)
  • Set up Job site trailer, power, internet, drinking water service, portable toilets, dumpsters, temporary fence, temporary electric, temporary electric set temp pole for trailer, street cleaning, fire extinguishers, and equipment rental
  • Post permits as required
  • Champion company initiatives and communications to field teams on a consistent and regular basis
  • Manage conflict well, finding the cause of the issues and providing prompt solutions
  • Address performance issues decisively and objectively
  • Stay informed and updated with new construction technologies
  • Maintain quality control
  • Attend all safety training courses and company courses as required
  • Other duties as assigned

Dress Code: Business Appropriate attire, including safety equipment as designated by OSHA and the supervisor.

Contacts and Liaisons: The Finish Superintendent will regularly communicate with all necessary RealAmerica Company employees, outside vendors, tenants, and other individuals as deemed necessary to fulfill the responsibilities of the position.
