Property Summary:

The Zephyr Mountain Lodge is a rustic, contemporary ski-in/ski-out lodge with a slopeside location just 110 feet from the Zephyr Express Lift. It's as close as you can sleep to the lifts without sleeping outside. The Zephyr combines a heightened level of sophistication and elegance, providing you and your family with a memorable Colorado vacation experience. Mountain side units have a view of the Village area, while the Divide side units have a view of the Continental Divide. Unwind after a day on the mountain in front of your gas fireplace or take a soak in one of the four on-site hot tubs. This beautiful property also features heated, underground paid parking and is conveniently located on the in-town shuttle route. Zephyr Mountain Lodge is the gateway to The Village at Winter Park, an exciting pedestrian village. The promenade features a variety of unique restaurants, shops, cafes, sporting goods stores, boutiques and gathering places. Job Summary:

The Onsite HOA Building Engineer is responsible for the maintenance, repair, and overall functionality of the building systems and infrastructure within a Homeowners Association (HOA) property. The engineer ensures that the physical condition of the building is kept in optimal working order, addressing mechanical, electrical, plumbing, HVAC, and other essential systems. This role requires hands-on expertise, proactive problem-solving, and excellent communication with residents, board members, and contractors.

Responsibilites:

  • Building Systems Maintenance:
  • Maintain and repair HVAC, electrical, plumbing, and mechanical systems.
  • Perform routine inspections of building infrastructure (e.g., elevators, fire safety equipment, lighting, etc.).
  • Respond to maintenance requests from residents and management regarding building systems or equipment.
  • Preventative Maintenance:
  • Develop and implement preventative maintenance programs to extend the lifespan of the building's systems.
  • Perform scheduled inspections and maintenance for equipment such as boilers, HVAC systems, elevators, and backup generators.
  • Keep detailed records of maintenance schedules and inspections.
  • Troubleshooting and Repairs:
  • Troubleshoot and resolve complex mechanical and electrical issues promptly.
  • Manage the repair and maintenance of building fixtures, including plumbing, electrical components, and HVAC systems.
  • Coordinate with external contractors for major repairs and upgrades.

Safety and Compliance:

  • Ensure compliance with local building codes, safety regulations, and environmental standards.
  • Monitor building systems for safety hazards and take corrective action as needed.
  • Maintain safety documentation related to equipment and systems.
  • Communication and Reporting:
  • Communicate effectively with residents, HOA board members, and property management regarding maintenance needs or disruptions.
  • Report significant repairs or capital improvements to the HOA board, providing recommendations for action.
  • Serve as the primary point of contact for emergency building repairs and issues.
  • Vendor Management:
  • Manage relationships with external contractors and vendors for specialized services.
  • Coordinate and supervise contractors performing repairs or installations on building systems.
  • Ensure that contractors meet HOA standards and timelines.
  • Budget and Inventory Management:
  • Assist with the preparation of maintenance and repair budgets.
  • Track and manage inventory of tools, equipment, and building supplies.
  • Ensure cost-effective use of resources for building repairs and maintenance.
  • Plus other work related tasks as assigned by your supervisor

This is located in Winter Park CO & is not remote - must be able to report to this location daily

  • Education:
  • High school diploma or equivalent required; technical certification or degree in engineering, HVAC, or related field is preferred.
  • Experience:
  • Minimum of 3-5 years of experience in building maintenance, engineering, or facilities management.
  • Experience working in an HOA or residential property setting is preferred.
  • Technical Skills:
  • Proficient in mechanical, electrical, and plumbing systems.
  • Ability to read and interpret blueprints, schematics, and building plans
  • Familiarity with local building codes and regulations.

Problem-Solving and Troubleshooting:

  • Strong diagnostic and problem-solving abilities, with a focus on providing quick, effective solutions.
  • Communication and Customer Service:
  • Excellent interpersonal skills with the ability to work effectively with residents, contractors, and board members.
  • Ability to communicate technical information to non-technical individuals.
  • Physical Requirements:
  • Ability to lift heavy objects, climb ladders, and work in confined spaces
  • Ability to perform tasks in various environmental conditions, including varying temperatures.

  • Certifications:
    • Certified Building Engineer (CBE), HVAC certification, or other relevant industry certifications.

      • Must be available for emergency on-call situations as needed.
      • Schedule:
        • Full-time, with potential for evening or weekend hours depending on building needs and emergencies.

This role is essential to ensure the functionality, safety, and comfort of residents, while also maintaining the value of the HOA property. The Onsite HOA Building Engineer is a vital team member in supporting the long-term success of the community's infrastructure.

Benefits Summary:

  • Competitive pay,
  • $1000.00 sign on bonus if hired
  • Company medical premiums paid for employee,

Pay and Benefits:

$95,000 to $120,000, depending on education and experience
