Job Title : Maintenance Technician
Reports To : Property Manager / Lead Maintenance
RCMI Property : Overlook at Blue Ravine
GENERAL PURPOSE OF JOB :
This position is primarily responsible for assisting and carrying out the maintenance processes of the property including corrective, preventative, routine, emergency and cosmetic maintenance as well as the make-ready process in a manner consistent with the property’s operational objectives.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
Diagnoses and performs minor and routine maintenance / repair involving the following on a daily basis :Electrical and plumbing
A / C and heating systemsWater irrigation systemsStairs, gates, fences, patios, railingTile, carpet, flooringRoofing, gutters, fastenersInterior and exterior lightsFireplaces, ceiling fansGas fixtures, painting and appliances (when applicable)Shutters, doors, cabinets, windows, sliding glass doorsBoiler, gas, electricDoor locks, P.O. Boxes and locksSecurity systems and fire protection equipmentCeiling leaksWallsPool / pool area, deck, tile, hot tub, pool furniture, pool equipmentGrounds maintenance and detailingReports all major repairs and requisitions to the Lead Maintenance prior to any expenditure of funds.Maintains maintenance shop so that it is safe, clean and well organized, with adequate inventory of spare parts and maintenance materials to handle most common repairs and situations and ensuring tools and equipment are property stored and well maintained.Complete make ready units and works orders as assignedOn-call supportStrong customer serviceMaintain professional appearance at all timesAdditional projects as assigned by Lead Maintenance, Property Manager or Regional Maintenance SupervisorEDUCATION and / or EXPERIENCE :
HVAC CertificationHigh school or GED equivalentValid driver’s license1‐3 years of experience in maintenanceCOMPUTER & EQUIPMENT SKILLS :
Microsoft OfficeHigh powered maintenance tools and equipment
