Position Summary:
The Pricing Compliance & Vacated Tenant Collections Associate is responsible for ensuring the accurate pricing and legal compliance of rent-stabilized units, as well as managing the collection of vacated tenant balances. This dual-role position requires deep knowledge of rent regulations, strong analytical skills, and attention to detail to calculate legal rents and track Individual Apartment Improvements (IAIs). The role also oversees the collections process, from transmittal to resolution, maintaining data integrity within Yardi and ensuring all actions comply with internal policy and regulatory guidelines.
Key Responsibilities:
Pricing Compliance
- Calculate and finalize the Legal Regulated Rent for rent-stabilized units in accordance with Rent Guidelines Board (RGB) rules and HSTPA regulations.
- Review Individual Apartment Improvements (IAIs) for eligibility and accuracy.
- Coordinate with Asset Management to track rehab units and maintain documentation for all IAIs.
- Maintain accurate records in Yardi, ensuring timely and correct entry of pricing adjustments.
- Prepare and upload IAI rent increase filings to the NYS Division of Housing & Community Renewal (DHCR) website, including required supporting documentation such as invoices and before/after photos.
- Stay informed of regulatory changes that affect rent stabilization, RGB guidelines, and DHCR processes.
Vacated Tenant Collections
- Manage the transmittal of vacated tenant balances to third-party collection agencies via the Yardi interface for all properties.
- Track transmitted accounts, ensuring up-to-date status, accurate reporting, and compliance with collection procedures.
- Respond to inquiries from collection agencies, negotiate settlements where appropriate, and escalate disputes as needed.
- Attend court hearings and legal proceedings related to vacated collections efforts, in coordination with Lease Enforcement.
- Record payments received from vacated tenants or collection agencies, ensuring proper ledger reconciliation and reporting.
Qualifications:
- Associate or Bachelor’s degree in Accounting, Real Estate, Business Administration, or a related field preferred.
- 3 years of experience in residential property operations, billing, compliance, or collections.
- Strong working knowledge of rent stabilization laws, IAIs, and DHCR regulatory requirements.
- Proficiency in Yardi or similar property management software.
- Exceptional organizational skills and attention to detail.
- Excellent communication and negotiation skills.
- Ability to work independently and collaborate cross-functionally with Legal, Asset Management, and Collections teams.
Working Conditions:
- May involve occasional travel to attend hearings.
Salary : $60,000 - $65,000
