Olen is seeking a full-time, skilled Building Engineer to join our Commercial Property team. The role involves maintaining the integrity and functionality of our high-rise office project located in Irvine, California. The ideal candidate will oversee maintenance for the central plant, mechanical and electrical systems, lighting controls, emergency power systems, fuel storage tanks, and energy management systems. The position also includes supervising contracted service providers and ensuring the smooth operation of all high-rise office systems.
Main Job Tasks and Responsibilities:
- Perform assigned and preventative maintenance tasks under the direction of the Vice President of Property Management and Property Manager.
- Operate and maintain the central plant (HVAC) systems, including centrifugal chillers, cooling towers, chilled water storage tanks, pumps, motors, boilers, air-handlers, and all support systems and equipment related to the system.
- Troubleshoot, repair and maintain a variety of building electrical, plumbing and mechanical systems.
- Perform scheduled maintenance on mechanical systems and equipment, including filter changes and water treatment.
- Respond to and resolve tenant comfort calls in timely and professional manner.
- Assist with unscheduled repairs/troubleshooting of building equipment as needed.
- Assist in preparing a scope of work and procuring proposals for repairs and/or replacement of mechanical, electrical, plumbing and fire/life safety components that may be performed by contracted service providers.
- Perform minor plumbing (sinks, toilets) repairs when needed, as well as other general maintenance tasks assigned by the Property Manager or other Department Supervisors
- Perform minor electrical repairs, including light fixture, light bulb electronic ballast, and outlet replacements when needed. Pick up parts and supplies at local suppliers when required.
- Respond to emergency calls after scheduled working hours, including weekends and holidays when necessary.
- Other tasks as assigned.
Qualifications / Skills:
- High School Diploma or GED required. Business school, associate or bachelor’s degree is a plus.
- Minimum five (5) years’ experience as a high-rise Building Engineer required.
- Experienced in operating an automated building mechanical and climate control system (i.e. JCI, Siemens).
- Experience maintaining central plant (HVAC) mechanical systems, as well as knowledge of plumbing and electrical systems.
- Knowledge of HVAC, pneumatics, central plant functions/TES, electrical and plumbing systems
- Prior experience in light construction including drywall repair, ceiling repair, painting, facilities coordination, safety management, OSHA compliance and equipment maintenance.
- Ability to solve practical problems. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
- Ability to speak, read, write and understand the English language.
- Computer literate with knowledge of Microsoft Office Outlook, Word & Excel

Compensation: $34.00 - $41.00 per hour
